Braemar townhouses have been in constant demand by buyers, no matter what the local market real estate market is doing. The last two months are really no different.
Braemar townhouses saw a total of nine resales in the last two months (May & June 2009). Braemar townhouses without garages counted for five of those resales. Braemar townhouses with garages counted for four of those resales.
Let's talk statistics for these Braemar townhouses without garages. These Braemar townhouses saw an average sales price decrease of 4.6% since last report, down to $205,200. If you were selling your Braemar townhouse, it would likely sell in about one month, if it was competitively priced. And as a Braemar townhouse seller you could expect to be asked to give an average of 1.5% of the sales price in closing cost assistance to the buyer.
Now let's talk statistics for Braemar townhouses with garages. These Braemar townhosues saw an average sales price decrease of 4% since last report, down to $211,250. If you were selling your Braemar townhouse in this category, you could expect to be under contract in less than two weeks, if you were competitively priced. And you could expect to be asked for nearly 3% of the sales price in closing cost asssistance by the buyer.

Bristow, Virginia's community of Braemar includes may different sizes of single family homes. A "mid-size" Braemar home is a Heritage Series home. They aren't the biggest Braemar home, and not the smallest. One thing all Braemar Heritage homes have in common is the attached two car garage. They come in four styles: Zachary, Exeter, Yardley and Waverly.
Of all the Braemar homes to sell in the months of May and June 2009, only one Heritage Series home sold. It's sales price of $430,000 is our most current average sales price, bringing values up over 26% in two months time....a huge increase since last report. (Note: This home on the right is NOT the home that sold.)
If you are thinking of selling one of this mid-sized Braemar homes, this most recent data tells us that you can expect your home to go under contract in a little over a month if it is competitively priced. You can also expect to pay closing cost assistance to your buyer. The average closing cost assistance for May & June 2009 was $12,374, or just under 3% of the current average sale price.

Bristow, VA is home to Braemar, a community containing many different types of homes. One type of Braemar home you will encounter is a Courtyard home. A Braemar Courtyard home is a single family home, with a small lot, and positioned on a pipe stem. There are three different styles of Braemar courtyard homes: Ballston, Arlington and Clarendon. This Braemar Property Value Report will give the most recent information on resales of these Braemar courtyard homes.
Braemar courtyard homes saw only two resales in May & June 2009. Those courtyard home resales bring the average sales price down to $285,000, a drop of 12.3% since last report (March-April 2009). These Braemar courtyard homes still have a net gain for 2009, having not lost all of their 38% increase last report.
If you are thinking of buying or selling a Braemar courtyard home, and have it competively priced, this recent data shows that you can expect your home to go under contract in just about two weeks time. You can also expect to pay closing cost assistance to your buyer. The average closing cost assistance of $4,102 for May & June 2009, is just under 1.5% of the average sales price.

Bristow, Viriginia's community of Braemar is home to a large number of Carriage Homes...smaller single family homes with detached garages. They are a great alternative to townhouses for many buyers, and this Braemar Property Value Report tells us exactly what to expect when buying or selling one of these Braemar homes. These Braemar homes also come in four floor plans: Maplewood, Norwood, Oakdale and Parkdale.
Average sale prices for these Braemar carriage homes has increased since last reported in early May. The average sale price is $288,380, up over 6.5% from the last Braemar Property Value Report (March-April 2009). These Braemar carriage homes are also leading the pack in total number of homes sold. A Braemar carraige home is always popular with buyers.
If you are selling a Braemar carriage home, based on this most recent data, you can expect to have your home under contract in approximately one month's time, if not less. You can also expect to give a buyer closing assistance. The average closing cost assistance this report is $3,740, or about 1.3% of the average sales price.
