Another two months of home sales in Braemar is giving us the opportunity to once again reflect on property values in the neighborhood. This particular post will focus on the Carriage Series homes. That includes the following models: Maplewood, Norwood, Oakdale & Parkdale. They are the detached garage homes built by Brookfield in Braemar.
As the market has declined, the Carriage Series homes have been in consistent demand by buyers. These smaller single family homes are a great alternative for first time home buyers that may otherwise buy a townhouse. The average sale price this report, after three resales in the past two months, is now $274,483. That's a slight decrease from $282,967 last report (November-December 2008).
The average closing cost contribution was $8,581 this report, up from $3,333 last report. And the number of days it takes to sell a Carriage Series home is about the same. This report homes are selling in an average of 58 days, when last report it was 52 days.
When looking back to average sale price one year ago, it is too easy to be discouraged. We've gone from $353,962 to $274,483. That's a 22% drop in value. Meanwhile, our county has seen an overall decrease in average sales price, in the last twelve months, of 31%!!! So maybe that 22% twelve month price drop doesn't sound so bad to you now.

Another two months of home sales in Braemar is giving us the opportunity to reflect once more on property values in the neighborhood. This particular post will focus on the Heritage Series homes. This particular series includes the following models: Yardley, Waverly, Zachary & Exeter. They are what I like to call the "Mama Bear" homes built by Brookfield in Braemar.
There were two resales, both Yardleys, during the last two months. These sales brings us to our average sales price of $294,000. That's a huge change from last report's $357,450 (November-December 2008).
The average seller subsidy (closing cost assistance from seller to buyer) was about the same this report, $5,435 from the average $5,475 last report. As for the days that it takes to sell a Heritage Series home, the number has gone up. It is currently 76 days, up from 55 days last report.
We can not look to average sales prices one year ago, as there were no resales in January & February 2008.

It's time for another Braemar Property Value Report for the Courtyard Series homes built by Brookfield. These courtyard homes are near zero lot line homes...five to a single pipe stem or driveway. They include the Clarendon, Ballston & Arlington models.
The averages for this report are based on one resale in January and February 2009; a Ballston model.
The average sale price went down significantly to $235,000. That's down from $290,000 last report (November-December 2008.) There was no seller subsidy(closing cost assistance from seller to buyer) this sale, which is a night and day difference to the reported $8,400 seller subsidy last report. The good news is that the average number of days it is taking to sell these homes decreased to 44 days, down from 211 days last report. We'll have to keep on eye on sales prices and seller subsidy as the Spring market develops.

This particular post will focus on the Arista Series homes built by Brookfield. That includes the following models: Canterbury, Allister and Buckingham. These are the largest single family homes built by Brookfield in Braemar.
This Braemar Property Value Report gives us an average of three Canterbury resales, all with some degree of finished basements. The average sale price is now $404,967. That's down from $435,250 last report (November-December 2008). That's an average market value reduction of 7% in two months.
The average seller subsidy(closing cost assistance from seller to buyer) was $10,584 this report. Considering the average seller subsidy was $6,473 last report, that is a substantial change. Unfortunately, the days it takes to sell an Arista Series home is up significantly this report. It went from 25 days last report, to 136 days this report.
When looking back to average sale price one year ago, it is too easy to be discouraged. We've gone from $549,900 average sales price to $404,967. That's a 26% drop in value. Bad news, right?...Not if you put it in perspective with the surrounding Prince William County market. Our county has seen an overall decrease in average sales price, in the last twelve months, of 31%!!! So maybe that 26% price drop doesn't sound so bad to you now.
