Kingsbrooke Townhouse Report: January 2012
Maybe Punxsutawney Phil was right when he predicted six more weeks of winter on Groundhog Day this year. The wind is sounding evil tonight as it blows through Kingsbrooke. Seems Old Man Winter is back to blow around some snow and settle below freezing temps over Bristow. Brrrrrrrrr. Who knew it would be this cold in February given the mild temperatures to date?
With January behind us, let's take a look back to Kingsbrooke townhouse sales for the first month of 2012. We'll make our comparisons to last report (December 2011) and last year (January 2011.)
KINGSBROOKE TOWNHOUSES FOR SALE
2 Listings were Active: 1 Foreclosure, 1 Short Sale

There was double the amount of available inventory on the market in Kingsbrooke townhouses as January came to a close, compared to December. Still, the Kingsbrooke townhouse market is dominated by distressed sales. Since there was only one home available for sale last report, we'll stick to comparing averages. The average list price was 8% in January than it had been last report. And since there were no active listings in January 2011, we have no year to year comparison.
KINGSBROOKE TOWNHOUSES UNDER CONTRACT
4 Listings were Under Contract: 2 Regular Sales, 1 Foreclosure, 1 Short Sale

The Kingsbrooke townhouses under contract rose in January by one compared to December. This is a category evenly split between regular sales and distressed sales. The high list price at time of contract was 15% higher and high marketing time was 94% faster than it had been last report. The low list price at time of contract was 41% higher and low marketing time 700% slower than last report...though the increase to 8 days on the market is certainly nothing to worry over. The average list price at time of contract was 23% higher than last report and 18% than last year. Average marketing time was 85% faster than last report and 300% faster than last year.
TOWNHOUSES SOLD IN KINGBROOKE
2 Listings Sold: 1 Foreclosure, 1 Short Sale

Only distressed sales of Kingsbrooke townhouses made it to settlement in January. The high sold price was 12% lower, and high marketing time 239% longer than it had been last report. The low sold price was 20% lower and low marketing time 63% longer than it had been last report. The average sold price was 16% lower than last report and down only 6% compared to last year. The average marketing time was 200% longer than last report and 221% longer than it had been last year.
Overall, the demand is still high for Kingsbrooke townhouses, so if you have one to sell, my advice is to get it on the market before everyone else does when the weather warms and flowers start blooming. The laws of supply and demand are on your side right now if you want the best possible shot at getting the highest sales price for your Kingsbrooke townhouse.

Kingsbrooke Single Family Home Report: January 2012
Kingsbrooke's mild winter continues, despite the predictions of Punxsutawney Phil on Groundhog Day. I for one am really enjoying the mild temps. It's giving me an opportunity to start the walking regimen I had planned for spring.
That brings me to my next point: As far as the Bristow real estate market is concerned, spring is here. All we need to do is take a look back at the market activity for January 2012 to see that demand for Kingsbrooke single family homes is high. We'll compare what we find to last report (December 2011) and last year (January 2011.)
KINGSBROOKE SINGLE FAMILY HOMES FOR SALE
1 Listing was Active: A Regular Sale


There is a definite inventory shortage when it comes to Kingsbrooke single family homes. This time last year there were five homes on the market. Last month there were two. This month we are down to one. And since there's only one, let's compare averages. The average list price was down 9% since last report and up over 11% since last year. Now is the time for Kingsbrooke home sellers to get their homes on the market for the best shot at getting the springs highest and best offers.
KINGSBROOKE SINGLE FAMILY HOMES UNDER CONTRACT
6 Listings were Under Contract: 4 Short Sales, 2 Regular Sales

Short sales have dominated the listings under contract in Kingsbrooke for a long time. In January, we saw the high list price at time of contract increase over 31%, while high marketing time remained unchanged...all since December. The low list price at time of contract was the same as it was last report, while low marketing time was 94% faster. Average list price at time of contract increased 12% since last report and 4% since last year. Average marketing time to get under contract was 22% faster than last report, but oddly unchanged since last year.
SINGLE FAMILY HOMES SOLD IN KINGSBROOKE
2 Listings Sold: Both Regular Sales

There were double the number of Kingsbrooke single family homes that made it to the sold column in January, compared to December. Since December only saw one home sold, we'll stick to comparing averages. The average sold price was up 40% since last report. Not surprising since only a small Kingsbrooke home had sold in December. The average marketing time was 4% longer than it was in December. Compared to last year, the average sold price increased a modest 2% and the average marketing time was 40% longer.
I will reiterate that the Bristow spring real estate demand is happening right now. Buyers are looking for single family homes in Kingsbrooke TODAY! Don't wait until your neighbors put their home on the market. If you want to sell, do it now while supply is down and inventory is down. It's your best shot at getting the highest prices the spring will see.

Kingsbrooke Townhouse Report: December 2011
Just a few days ago temperatures in Kingsbrooke were in the low 60's. As I type this Bristow is expecting a "wintery mix" and it's already below freezing. I am told we will not experience any significant snow accumulation. We'll see. Predicting the weather is just about as reliable as predicting where Kingsbrooke townhouse prices will be in a year or two. For now, we can take a look back at the Kingsbrooke townhouse market for December and compare what was happening last report (November 2011) and last year (December 2010.)
KINGSBROOKE TOWNHOUSES FOR SALE
1 Listing was Active: A Foreclosure

There was only one home on the market in December. Suprisingly that was the case last report and last year. December's available Kingsbrooke townhouse was a foreclosure, while the previous reports referenced were Short Sales. The average list price has increased 27% since last report and has fallen over 4% since last year. The best idea of market value always comes from the sold column, once the price a buyer was willing to pay, and a seller willing to accept, is revealed.
KINGSBROOKE TOWNHOUSES UNDER CONTRACT
3 Listings were Under Contract: 2 Short Sales, 1 Foreclosure

There were two fewer Kingsbrooke townhouses under contract since last report. Still, the majority of Kingsbrooke townhouses under contract are made up of distressed sales, nothing different than last year either. The high list price at time of contract decreased 14% and high marketing time was 239% longer than last report. Low list price at time of contract decreased 19% while low marketing time improved 8%. Average list price at time of contract was 17% lower than it had been last report, and only 14% lower than it had been last year. Average marketing time lengthened by 122% since last report and lengthened only 67% since last year.
TOWNHOUSES SOLD IN KINGSBROOKE
4 Listings Sold: 2 Short Sales, 1 Foreclosure, 1 Regular Sale

The number of Kingsbrooke townhouses making it to the sold column increased since last report by three homes, and by two home since last year. Still, the majority of Kingsbrooke townhouses being sold are Short Sales. The average sold price improved 23% since last report and 17% since last year. Average marketing time improved 76% since last report, but lengthened by 76% since last year.

Kingsbrooke Single Family Home Report: December 2011
Kingsbrooke has been enjoying a mild winter so far. Barely a snow shovel required. Let's hope that keeps up for the rest of the season. Now, with the last month of 2011 behind us, let's take a look back and see what happened in the Kingsbrooke single family home market. We'll compare to last report (November 2011) and last year (December 2010.)
KINGBROOKE SINGLE FAMILY HOMES FOR SALE
2 Listings were Active: Both Regular Sales


The available single family homes for sale in Kingsbrooke are dwindling. If you are thinking of selling your Kingsbrooke home, now would be a great time, when there is little competition. Last month there were five listings on the market, this report, we see only two. The high list price has unchanged compared to last report; low list price is up 45%. Average list price is up 15% since last report and up over 32% since last year. While all these increases sound great, we must remember that list prices are suggestions. The best idea of market value will always be found in the sold column.
KINGSBROOKE SINGLE FAMILY HOMES UNDER CONTRACT
4 Listings were Under Contract: 3 Short Sales, 1 Regular Sale

There were exactly the same number of listings under contract in December as there had been in November. And the split is the same, three Short Sales and 1 Regular Sale. The high list price at time of contract, and high marketing time, are unchanged since last report. Low list price at time of contract increased 1.5% and low marketing time remained the same since last report. Average list price at time of contract increased less than 1/2% since last report, and decreased 22% since last year. Average marketing time improved nearly 1% since last report and had lengthened 69% since last year.
SINGLE FAMILY HOMES SOLD IN KINGSBROOKE
1 Listing Sold: A Short Sale

Like November, there was only one sale in December. And it's been a while since a Short Sale made to it to the sold column. Since there was only sale, we will only make comparisons with average values. The average sold price decreased over 38% since last report and decreased over 30% since last year. This is likely more to do with the small size of the home that sold in December 2011. The average marketing time improved by 8.3% since last report and was 51% longer than last year.

Kingsbrooke Townhouse Report: November 2011
As I post this Kingsbrooke Townhouse Report there are only ten shopping days left until Christmas. Makes your stomach flip to think about all the stuff that still needs to get done before the holiday, doesn't it? Well, what's making my stomach flip this December is what I'm seeing when going over the Kingsbrooke townhouse market for November. We have a legitimate inventory shortage. We'll discuss as we get into the nitty gritty of the report. Comparisons will be made to last report (October 2011) and last year (November 2010.)
KINGSBROOKE TOWNHOUSES FOR SALE
1 Listing was Active: A Short Sale

There was only one active listing during the month of November for Kingsbrooke townhouses. In fact, that listing has since gone under contract. Since there was only one active listing, we'll compare averages. And we can only compare to October because there were no active Kingsbrooke townhouse listings last November either. The average list price decreased 30%. As for it being a Short Sale, that is no surprise. The Kingsbrooke townhouse market is no stranger to Short Sales or Foreclosures.
KINGSBROOKE TOWNHOUSES UNDER CONTRACT
5 Listings were Under Contract: 2 Foreclosures, 2 Short Sales, 1 Regular Sale

The under contract category saw the most listings in November. The high list price at time of contract was unchanged compared to last month, but the high marketing time improved nearly 61%. The list list price at time of contract was over 7% higher than it had been in October, while even the low marketing time improved by 38%. The average list price at time of contract increased over 13% since last month and the average marketing time improved by exactly 50%. When compared to last year at this time, the average list price at time of contract improved nearly 11%, while the average marketing time improved over 32%. The average sold price has decreased by nearly 15% since last year. Nothing to panic about. With a few more sales, this number is bound to go back up. The average marketing time, reflected this report by one Short Sale, was 495% longer than it had been last year.
