Victory Lakes Townhouse Report: January 2012

Winter in Victory Lakes this year is like a yo-yo. One day it feels like spring, the next you are freezing your rear end off. Luckily, we're seeing much more stability in the Victory Lakes townhouse market. Let's take a look back at the sales activity from the first month of the year. We'll make comparisons to last report (December 2011) and last year (January 2011.)

TOWNHOUSES FOR SALE IN VICTORY LAKES

11 Listings were Active: 8 New Construction, 3 Regular Sales

There were fewer townhouses on the market in January than there were in December. This remains a category dominated by new construction. The high list price was 10% lower than it had been last report and the low list price was 11% higher. The average list price was virtually unchanged, though slightly higher than it had been in December. The average list price was up 8% compared to last year. The market is still gobbling up well priced regular sales. Some buyers can not see paying the premium price for new construction, so don't let Miller & Smith keep you off the market.

VICTORY LAKES TOWNHOUSES UNDER CONTRACT

11 Listings were Under Contract: 6 New Construction, 3 Short Sales, 2 Regular Sales

The townhouses under contract in Victory Lakes were higher than they were last report or last year. This is a category that also seems dominated by new construction, with a fair share of Short Sales thrown in. The high list price at time of contract was 12% higher and the high marketing time 14% faster than it had been last report. Low list price at time of contract was unchanged and low marketing time improved by 77% compared to last report. Average list price at time of contract was 7% higher than last report and 16% higher than last year. Average marketing time was 24% faster than last report and 8% faster than last year. Our best idea of market value comes when these listings under contract go to settlement so we can see what their sales price was.

TOWNHOUSES SOLD IN VICTORY LAKES

3 Listings Sold: 2 New Construction, 1 Short Sale

There were fewer sales in January compared to December. The high sold price was 5% down and high marketing time 59% faster than last report. Low sold price was 7% higher and low marketing time over 400% slower than it had been in December. Average sold price was higher than last report, though hardly measurably. The average sold price was 3% lower than it had been last year. Average marketing time was 13% improved compared to last report and 67% longer than last year.

Victory Lakes Single Family Home Report: January 2012

Cold winter winds are whipping through Victory Lakes. Just when you thought we were going to get a mild winter, think again! Luckily downed trees from the 50 mph gusts of Saturday night/Sunday morning are at a minimum.

With the first month of the year behind us, let's take a look at how the Victory Lakes single family home market started in 2012. We'll make comparisons to last report (December 2011) and last year (January 2011.)

SINGLE FAMILY HOMES FOR SALE IN VICTORY LAKES

There were no active listings at the end of January 2012.

Since there were no active listings to end the month of January, there is no need to show you a table with no information in it. I can tell you that last month there were two active listings and last year we had four on the market. Clearly, spring buyer demand is here early! If you have been thinking of selling your Victory Lakes home, get it on the market ASAP, before every one else. It's your best shot at getting the season's highest price.

SINGLE FAMILY HOMES UNDER CONTRACT IN VICTORY LAKES

5 Listings were Under Contract: All Short Sales

The fact that Short Sales continue to dominate the homes under contract in Victory Lakes is not a surprise. Last report there were seven Short Sales under contract, last year there were eight. And just like those two reporting periods, all the homes under contract in January were Short Sales. The high list price at time of contract has remained unchanged since last report, but high marketing time improved by 82%. Low list price at time of contract went down, but hardly enough to register a 1/10th of a percentage change since last report. Meanwhile, low marketing time compared to last report remains unchanged. The average list price at time of contract decreased 37% since last report and only 3% compared to last year. The average marketing time improved 65% since last report and 64% since last year. It still blows my mind that one of these Short Sales under contract in Victory Lakes has been under contract since October 2010. SINGLE FAMILY HOMES SOLD IN VICTORY LAKES

4 Listings Sold: 3 Short Sales, 1 Regular Sale

The sold column was dominated by Short Sales in January, and it's no surprise since the under contract column is always dominated by them. Somehow, we've not seen this domination compared to last report and last year. The high sold price was 4% lower and high marketing time was 300% longer compared to last report. The low sold price was 5% lower and low marketing time 975% longer compared to last report. Average sold price was only 1% down compared to last report and down 7% compared to last year. Average marketing time was 318% longer than it was in December and 138% longer than it was a year ago. It is generally not my experience that Short Sales take longer to go under contract than regular sales, but this data would reflect that liklihood. Another reason why hiring an experienced Bristow Short Sale Agent is critical to your Short Sale success.

Victory Lakes Townhouse Report: December 2011

The temperature this winter in Victory Lakes is going up and down like a yo-yo. One day it's below freezing and your grass crunches when you walk on it. The next day you don't need a coat because it's in the low 60's. As long as we have little to no snow, I'll be happy. And so far, I'm happy.

With the last month of 2011 behind us we can take a look back at the Victory Lakes townhouse market. We'll make comparisons to last report (November 2011) and last year (December 2010.)

TOWNHOUSES FOR SALE IN VICTORY LAKES

13 Listings were Active: 11 New Construction, 1 Regular Sale, 1 Short Sale

The number townhouses available to buy in Victory Lakes increased by four since last report. As has been the case for the past year, new construction by Miller & Smith is dominating the available Victory Lakes townhouse inventory. High list price was nearly 5% down since last report; low list price up over 15% since last report. Average list price was down 2% since last report and up over 9% since last year. The best idea of market value always comes from the sold column, so let's pay particular attention when we get there.

VICTORY LAKES TOWNHOUSES UNDER CONTRACT

7 Listings were Under Contract: 4 New Construction, 3 Short Sales

The number of Victory Lakes townhouses under contract was down 4 listings compared to last report. Compared to last year, the number of listings under contract went up by 3 listings. The high list price at time of contract was nearly 6% lower than last report, with high marketing time improved by 48% since last report. Low list price at time of contract is unchanged since last report, but low marketing time got 267% longer since last report. Average list price at time of contract is 0.4% higher than last report; down 0.8% since last year. That's what I call stability. As for average marketing time, it was 1.6% longer than it had been last report and 44% shorter than it had been last year.

TOWNHOUSES SOLD IN VICTORY LAKES

8 Listings Sold: 4 New Construction, 2 Regular Sales, 2 Short Sales

Since there was only sale in November 2011 and December 2010, we will be unable to compare anything but the averages. The average sold price was 0.3% lower than it had been last month and 2.1% lower than it had been last year. Average marketing time got 77% longer since last month and improved by 138% since last year.

Hope everyone in Victory Lakes enjoyed their holiday season. It's hard to believe a New Year has begun, but with December behind us we can take a look back at the last month of 2011 and see what happened in the Victory Lakes single family home market. Comparisons will be made to last report (November 2011) and last year's report (December 2010.)

SINGLE FAMILY HOMES FOR SALE IN VICTORY LAKES

2 Active Listings: 1 Regular Sale, 1 Short Sale

There was very little to choose from in December if you were looking for a single family home in Victory Lakes. Can you imagine that there were three times as many homes for sale last December? And they were all Short Sales! December's high list price was the same as November's. The low list price was up nearly 5% since last month. The average list price was up nearly 2% since last month and up 8.5% since last year. That's nice to see, but we must remember that list prices are only suggestions. The best idea of market value always comes from the sold column.

SINGLE FAMILY HOMES UNDER CONTRACT IN VICTORY LAKES

7 Listings were Under Contract: All Short Sales

The listings under contract in Victory Lakes in December were all Short Sales. This category has been dominated by Short Sales since last year. The high list price at time of contract was 14% lower than last month, the high marketing time increased by 300%. The low list price at time of contract and low marketing time were unchanged since November. The average list price at time of contract decreased 4% since last month and decreased over 8% since last year. The average marketing time increased by 110% since last month, and increased 86% since last year. These are not good trends, but we will have to see how it shakes out in the sold column as these Short Sales get approved. Can you believe that one of these Victory Lakes Short Sales has been under contract since October of 2010? It certainly pays to have a Bristow Short Sale Agent with experience and success on your side.

SINGLE FAMILY HOMES SOLD IN VICTORY LAKES

2 Listings Sold: Both Regular Sales

It's nice to see two regular sales making it to the sold column to finish out 2011. The high sales price is a big improvement, 34% to be exact, over what was November's high sold price. High marketing time, however, was 219% longer. Low sold price also increased, by 10.5% to be exact. Low marketing time improved 75%. Average sold price, not surprisingly, also increased since last month--over 22%. Average marketing time was 105% longer. Unfortunately, there are no year to year comparisons as there were no sales of Victory Lakes single family homes in December 2010.

The next Victory Lakes Single Family Home Report will be out in February and will detail sales from the first month of 2012. December has arrived in Victory Lakes and brought some bone chilling temperatures with it. I think this edition of the Victory Lakes Townhouse Report might warm you up a bit. It details townhouse sales in the neighborhood for the month of November 2011 and compares activity to last month (October 2011) and last year (November 2010.)

TOWNHOUSES FOR SALE IN VICTORY LAKES

9 Active Listings: 8 New Construction, 1 Short Sale

The Victory Lakes townhouses for sale continue to be dominated by the new construction by Miller & Smith. As such, the numbers in this and any other category that are dominated by new construction, will be elevated. The high list price for November was over 13% higher than it had been last month. Low list price was over 4% higher than last month. Average list price nearly 5% higher than last month and over 7% higher than it had been one year ago. Of course, the cautionary tale of list prices being suggestions needs to be taken into account yet again. The best idea of market value comes from the sold column.

VICTORY LAKES TOWNHOUSES UNDER CONTRACT

11 Listings were Under Contract: 5 Short Sales, 3 New Construction, 3 Regular Sales

The townhouses under contract in Victory Lakes have been dominated for the past year by Short Sale listings. Perhaps buyers think they will get a better deal because they believe the banks will sell for less. That would be a misconception, but whatever the case, Short Sales are a popular choice among Victory Lakes buyers. The high list price at time of contract in November was over 17% higher than it had been the month prior. High marketing time increased by nearly 71%. Low list price at time of contract was over 7% lower than it had been in October, while low marketing time actually improved by 50%. The average list price at time of contract improved slightly more than 2% since October, but improved over 8% since last November. Average marketing time increased nearly 20% since October, and increased over 38% since last November. Overall, if the list prices at time of contract are any indication, Victory Lakes townhouse values are improving while the time it takes to sell is lengthening.

TOWNHOUSES SOLD IN VICTORY LAKES

1 Listing Sold: It was New Construction

Only one new construction sale made it to the sold column in Victory Lakes for the month of November. The sold column holds no consistent winner in the type of sale. Since there was only one sold, let's stick to comparing it to the averages of last month and last year. The average sold price increased nearly 5% since last month and average marketing time was over 23% shorter. When compared to last year, the average sold price was nearly 4% lower this month, but marketing time was over 13% shorter. It's not a surprise that the sold price for November 2011 (being the value of only one new construction) is higher than last month's average of one regular sale and one foreclosure. The variation since last year is more consistent since the sold column last year was dominated by new construction. Regular sales and Short Sales will most likely continue to be below $300,000 in Victory Lakes townhouses.
