Another Northern Virginia Short Sale--SOLD!
It's always a good day when a Northern Virginia Short Sale Agent can proudly proclaim one of their Short Sale listings is officially SOLD. This Northern Virginia Short Sale hit the market on March 23, 2011 priced at $735,000. The neighborhood of Faircrest in Centreville being in such high demand, we had the winning offer before six hours on the market had passed.
This particular Northern Virginia Short Sale was a Wells Fargo Short Sale and had two loans with that bank. I've never found Wells Fargo "double headers" to be a problem, so I wasn't surprised when had our First Trust Approval letter by May 3rd. That approval came with a contract change that affected the Buyers. Their requested closing costs of $22,050 was countered to $14,700. The Buyers agreed. The Second Trust Approval came thirteen days later on May 16th.
Naturally, the Buyers needed some time to get their inspections done, appraisal and loan underwriting completed. So settlement was scheduled for June 24th and went off without a hitch. The Seller avoided foreclosure and the Buyers got a great home in great condition. Final sales price was $735,000. And as a side note---that $735,000 sales price is the highest the neighborhood has seen since August 2008. If you think Northern Virginia Short Sales are dragging the market prices down THINK AGAIN!
