This Northern Virginia Short Sale was located in the community of Singletons Grove in Centreville, VA. By the time the owner had contacted me to list the property, the locks on the home had been changed and it was in the end stages of foreclosure. One of the hardest parts of selling this home was getting the first trust (ASC) to send me a copy of the key so I could show the property. That took about three weeks.
From there, this Singletons Grove townhouse hit the market on November 13th and had multiple offers within hours. We even had two back up offers that were willing to wait once we ratified an offer at full list price of $199,000. The chosen offer was a cash offer with no contingencies.
By December 8th, we had a counter offer from ASC's investor. They wanted to sell the property for $219,000. Since comparable properties were selling around $275,000, and the townhouse needed carpet, paint and appliances, our Buyer accepted. With first trust approval in hand, things took a turn for a slower pace. Our second trust with Wells Fargo was in negotitions with the Seller that lasted from mid January to early February and included three to four variations of Short Sale approval letters. The second trust had a figure in mind to give debt forgiveness and the Seller was attempting to negotiate that figure down.
With a cash contribution to the Wells Fargo second, acceptable to the Seller and the investor on the loan, the Seller was given that sought after debt forgiveness. So in the end, the wait from first trust approval to second trust approval was well worth it. The home settled on February 10th for $219,000.
If you or someone you know is facing foreclosure, a Short Sale of their property may be a viable and preferrable option. I have successfully closed many Northern Virginia Short Sales and am happy to go over the Short Sale option with any one facing a hardship.
This end unit townhouse is priced to reflect the work it needs. Nice floor plan, great location. wood floors on main level, ceramic tile and fireplace in basement recreation room. Lovely deck with white railings and a fenced backyard are great to enjoy in temperate weather. Inside, time and lack of electricity have left the refrigerator moldy. You'll need a new one of those. Carpet needs to be replaced. You will also need to paint, and replace some wood at the doorway due to wood rot. Update inside to your own personal tastes. This home hasn't seen much in the way of upgrades (expect for the wood and ceramic tile floors) since it was built in 1988.
This townhouse has a lot of potential for the person who has the patience to wait for short sale approval.
