Welcome! Join us for the 27th annual Vintage Virginia wine Festival, where we explore our state's riches and traditions in a festive outdoor atmosphere.

Vintage Virginia is one of the state's oldest and longest-running wine festivals, promoted by the Virginias Wineries Association. The event is held in the Northern Virginia are, at Bull Run Regional Park Special Events Center, and features over 50 of the most prominent Virginia wineries, pour over 350 of their finest selections. Vintage Virginia also features some of the finest entertainment you'll find at a wine festival, with music from some of the nation's most talented performers, educational workshops, and even childresn's activities. A great outing for the entire family!

Seminar Tents
Learn to appreciate the finer things in life. Vintage Virginia continues its tradition of educating attendees on culinary delights. Two tents offer hourly seminars on such topics as the history of wine, wine tasting and judging, the basics of wine making, pairing wine with food, and travel in Virginia wine country. Our seminars will make experts out of wine tasting newcomers, as well as enhance the skills of experienced tasters.

I have a listing that hit the market May 1st. Not a short sale. Not a bank owned home. It is an actual seller with equity in the house.

The neighborhood comps are not what they were last year, and definitely not what they were two years ago. But after going over the numbers with my client, he chose to list AT the current market value.

Market value, as he learned, is NOT what others in the neighborhood are ASKING for their homes. It is what a buyer is willing to PAY for a similiar home. Therefore, we looked only to the sold listings and ignored the actives. And we only looked at solds thirty days back.

My client had been warned that average number of days it takes to sell is 120, so he was ready for a 3-4 month stint at the worst case. There was showing activiity the very first day. More the next. A little after a week on the market he received one offer. Then a few days later, another. His gut reaction was to think he was underpricing the house. He thought this because he got such a flurry of activity right out of the gate,

I explained to him, that despite what it may feel like, he was doing the right thing. The market had been steadily declining for months. Pricing correctly your very first day on the market meant he wasn't going to get into the cycle of dropping a much higher list price, and somehow, still be way above market value. We also knew that a neighborhood short sale had two offers below his own list price and would probably settle in about thirty to sixty days, bringing neighborhood market value further down.

"While it may not seem like it, you are actually ending up in much better shape than your neigbhors that are listed for twenty-five and fifty thousand dollars more. They've been on the market for months without any contracts. And to sell, they are most likely, going to have to come BELOW where you are priced now."

So pricing correctly from the very start got this seller a very reasonable contract in fourteen days. He will not have to keep his house "show ready" for four months, and be disappointed week after week, month after month as market value declines, and there is no offer. He made the right choice and got a great result. His expectations were met and in short order.
