True Story: Yesterday, one of my Clients I recently sold a house to phoned me and stated: "David, you will never guess what happened?" I said, "I guess I'm out of guesses, what happened?" She said, "Our Hot Water Heater caught on fire and it was a good thing I was home at the time." She went on to share that their damage was truly minimal but the Hot Water Heater was finished!

Here is the GOOD News: She then thanked me for the Home Warranty I had supplied for them at their closing. She stated (and I quote), "AHS Warranty came out and replaced the Hot Water Heater and did a wonderful job!"

Thank you AHS for coming through. My clients are truly pleased and of course that makes me happy, too!

The county's larger sample size better illustrates the strengths/weaknesses of the local market.

These graphs and charts are picturing the home buying and selling public's reaction to interest rates, their psychological view of their personal economic situation and hopes for future well being.

Fairfax County and all of the Northern Virginia real estate market peaked in late 2005 or early 2006 depending on location, and fell steadily until first quarter of 2009.

Since that time, home prices have been working their way back up as you can see from the graph above.

Seasonal peaks and valleys are easily discern-able in the graphs.

Prices generally decline in the cold months when there is less demand for housing. Folks are distracted by the holidays and less than ideal weather.






Lower prices in the winter months are also due to the fact that foreclosed properties, short sales and less than properly prepared properties dominate the market.

If a home owner is transferred or a family crisis emerges, he may not have the time or resources to make his home show worthy....result...lower price received.

Christmas 2011 With Family

We had the privilege of spending Christmas with family this year. Of course, the exchanging of presents was high on the list of my 4.5 year old Grandson. In fact, it was interesting watching him open his presents. You would think that he would have treasured the most expensive gifts. Instead, I couldn't help but observe that he seemed to appreciate the inexpensive presents more. At least every time we played together (yes Grandpa gets down on the floor and plays with his grandson) he pulled out the most inexpensive gifts.

By the way, he gave me something I will treasure for the rest of my life. It is a Coffee Mug with his picture. If you look closely, you will see he is handing the tray to Santa. (see lower left corner of picture on Mug.

As for us, we are enjoying a quiet evening at home, will probably watch a movie or two and of course, we will order some pizza. I'm not sure about you but I like cheese, lots of cheese on my pizza. (smile)
