22 Fluvanna County homes sold during January. The average sale price was $227,646 after being on the market for an average of 67 days. The homes sold for an average of 100% of the list price.
16 homes had contracts that closed in Fluvanna County during December of 2009. The homes had an average sale price of $201,558 and had been on the market for an average of 101 days. They sold for an average of 98% of the list price.
27 homes sold in Fluvanna during November 2009. The homes sold for an average sale price of $220,947. The homes were on the market for an average of 178 days and sold for an average of 98% of the list price.


Today February 9, 2010 there are 244 Fluvanna County VA homes for sale. They are listed for an average of $315,419 with a median of $249,000. The homes have been on the market for an average of 158 days so far.
During January 2010, 22 homes sold on the Fluvanna County VA real estate market. During Jaunuary of 2009 only 9 Fluvanna County homes sold, so the Fluvanna County market is off to a much better start than last year.
One of the first things that we can deduce from these figures is that there is still way too much inventory to be sold down on the Fluvanna County real estate market. At the January rate of home sales there is 11.09 months of inventory. 6 months of inventory is a balanced market. In addition, looking at the price homes that are selling, it is apparent that it is the lowest price ranges that are going under contract. However the median and average price of the homes that are actively listed for sale are well above the average and median price of the homes that are selling.

One of the advantages of living in the Charlottesville Virginia area is the fact that the countryside is beautiful year round. Today I spent most of the day showing homes in Albemarle County, Fluvanna County and Buckingham County to some of my first-time homebuyer clients. On my way home through Fluvanna County I spied this woodland scene that was beautiful in spite of, or perhaps because of, the rainy, misty afternoon.

15 homes sold in Fluvanna County in the month of December. The average sale price was $203,669 and they had been on the market for an average of 101 days. The homes sold for an average of 97.78% of the list price.
27 Fluvanna County homes sold during November. They sold for an average price of $225,576 after spending an average of 178 days on the market. They sold for an average of 97.95% of the list price.
26 Fluvanna County VA homes had contracts that closed in October. The homes had an average sale price of $221,748 and an average DOM of 87. They sold for an average of 99.17% of the list price.


Today, January 7, 2010, there are 228 Fluvanna County VA homes for sale. They are listed for an average price of $316,384 with a median of $245,750. They have been on the market for an average of 171 days so far.
In 2009, 250 homes sold on the Fluvanna County real estate market. This represents a 19% decline in sales as compared with 2008.
December has seen an expected winter slowing of sales. However most of the real estate agents that I have been speaking with are experiencing an increase of activity with the new year. Hopefully we will see this in stronger sales for the month of January. The Fluvanna County real estate market needs for some of this inventory to sell down. At the 2009 rate of sales there is 16 months of inventory on the market.

23 Fluvanna County homes sold during November 2009. The average sale price was $223,320. The homes were on the market for an average of 205 days and sold for an average of 96.17% of the list price.
24 homes sold in Fluvanna Counry during October. The average sale price was $220,523 and they had been on the market for an average of 80 days. The homes sold for an average of 99.51% of the list price.
23 Fluvanna homes had contracts that closed in the month of Septeber 2009. They sold for an average price of $260,041 after being on the market for an average of 102 days. The homes sold for an average of $96.85% of the list price.


Today 12/7/2009, there are 244 Fluvanna County homes for sale. The average list price is $311,587, with a median of $243,950. The homes have been on the market for an average of 163 days so far.
231 homes have sold on the Fluvanna County VA real estate market from 1/1/2009 - 12/1/2009. This represents a decline in sales of -19.8% as compared with the same period in 2008.
A note of optomism is the fact that the November 2009 Fluvanna County Virginia home sales are move than double the home sales in November 2008. We may attribute this fact to first time homebuyers trying to take advantage of the $8,000 tax credit before in ran out on November 30. Hopefully the extension of the First-time Homebuyers Tax Credit and the addition of a $6,500 tax credit for home purchases by existing homeowners will provide the incentive for a strong winter sales season.

22 homes sold in Fluvanna County duiring October 2009. The average sale price was $222,957, with an average of 74 days on the market. The homes sold for an average of 99.81% of the list price.
In September 2009, 23 Fluvanna County homes had contracts that closed for an average price of $260,041 being on the market for an average of 102 days. They sold for an average of 96.85% of the list price.
26 Fluvanna County VA homes sold in August. The average sale price was $232,328 an average DOM of 103 they sold for an average of 98.77 the list price.


Today 11/8/2009 there are 262 Fluvanna County VA homes for sale. The average list price is $311,984 with a median of $244,950. They have been on the market for an average of 154 days so far.
During the year so far from 1/1/2009-11/1/2009, 205 homes have sold on the Fluvanna County real estate market. This represents a drop in sales of -26.3% from the same period in 2008.
As you can see Fluvanna County home sales remain very sluggish with a lot of inventory on the market. I would have expected to see higher numbers in September and October as First Time Homebuyers took advantage of the $8,000 Tax Credit. Also if you look at the average price of the homes that are selling as compared with the median and average prices of the homes on the market today, you will see that the homes that are selling are largely below the average and median price of the homes listed.
