Celebrate Earth Day with Peter Yarrow

Fredericksburg, VAIf you are looking for a fun way to celebrate Earth Day, plan to spend it at the University of Mary Washington in Fredericksburg. Peter Yarrow of Peter, Paul, & Mary fame will be performing there at 7 p.m. on April 22. Simply bring a blanket so you'll have a place to sit.

Did I mention this is FREE?

Can you think of a better way to enjoy Earth Day than by listening to some great songs from the 1960s. Hopefully Paul will play some of the groups best known hits such as "Early Mornin' Rain" and "Leaving on a Jet Plane".

I cannot wait to share this news with my 15 year old grandson. He has discovered a passion for the guitar and to our joy has developed a real talent for it. Reese loves many of the songs, and groups, from the 1960s and 70s.

Do you know someone that would like to travel down memory lane with Peter Yarrow? If so, be sure to let them know.

The performance will take place in Kalnen Court outside the Eagles Nest on the University's campus. You will probably need to get there pretty early as I imagine there will be quite a crowd.

. . . since I logged in to blog. Quite a while. More than a year, as a matter of fact. I guess it's easy to do if you don't put yourself on a schedule. A lot of things have changed in that time - guess I now have plenty of things to write about.

First things first. My main concentration is now commercial real estate with Sperry Van Ness. It's been a very steep learning curve. Fortunately, I've had a great mentor who keeps me on my toes. One advantage that I've brought over from residential real estate is my willingness to think outside the box. Don't get me wrong, there are quite a few commercial agents willing to think out of the box. However, there aren't as many who will go searching for the tools that help get them out of the box.

I can also help out my better half with residential real estate over at Keller Williams since I now run a concurrent license (available to those with broker licenses in Virginia to permit working for more than one brokerage firm) there.

About every other month or so, I teach pre-licensing through Mosely Real Estate Schools over at the Keller Williams office.

Now I've put my blogging into my schedule so that I don't let it slip again. The popular saying goes that if it's not scheduled it doesn't happen.

Yesterday's New York Times featured an article on the influx of first time homebuyer's who've taken advantage of the current real estate market, which is flush with foreclosured homes for sale. Of course, "foreclosure property" normally means a home priced at a bargain.

The article highlighted a few bright spots in the evolving housing market:

1) Many families, who previously rented, are now finding bargain prices coupled with rock bottom interest rates, resulting in increased purchases.

2) The addition of the first time homebuyers tax credit of $8000.00, coupled with bank incentives (like closing cost assistance for buyers) on listed foreclosed homes has encouraged many to purchase a home for the first time.

3) Additionally, many buyers ar taking advantage of current Federal Housing Authority loan requirements which allow for lower credit scores and a down payment of 3.5 percent of the purchase price of the home.

For many of us in the real estate industry, the Times article is anything but surprising. The price depression is something you'd have to be blind to miss. Coupled with low interest rates, and now, prime buying season, those interested in purchasing a home, who may have been on the sidelines waiting for the dust to settle, have decided it's time to get in the game. Perhaps they've heard the old adage; "Never look a gift horse in the mouth."

If you're one of those on the sidelines, don't you think its time to get moving? Believe it or not, the great deals won't be there forever.
