Harrisonburg Housing Market Report for November 2010 - This is an excerpt of a report prepared by Karl Waizecker of Kline May Realty - While one month’s activity certainly is not a trend and one must always be cautious about drawing conclusions from short term data, our local real estate market enjoyed a bit of a rebound in November. Total units sold rose 27% from October to 93 units. The pace of sales is still below historic norms, but perhaps the November activity is a sign we are past the posttax credit “hangover”.
Comparing the first eleven months of 2010 with the first eleven months of previous years, we find 2010 is still slightly behind last year’s sales pace , totaling 77 fewer residential units sold YTD than at the end of November 2009. Still, however, we see a reversal of the trend of the previous few years. It appears from the data that the Harrisonburg / Rockingham County area real estate market hit bottom at the end of 2008 and has been (very) slowly recovering since.
Consistent with seasonal trends, we are seeing inventory drop for both single family housing and townhomes in the City and County. This is our typical winter reduction as some sellers choose to take their homes off the market for the holidays and winter months. We expect a resurgence of inventory in the Spring.
Average and Median pricing has actually remained fairly steady for the past few months, when looking at a 12-month rolling average of homes sold. This hint that prices may be stabilizing is an encouraging sign for sellers. The average and median sold prices as of the end of November remained steady, at $199,809 and $175,000 respectively, representing the following declines:

Cocolicious. What more do you need
to know? The new business opened today in downtown Harrisonburg at 14 Newman Avenue, aiming to create custom cakes and cupcakes specifically for you event.
Cocolicious has a website and a Facebook Fan Page (252 fans already!).
The Cocolicious cupcake menu shows a range of flavors, from red velvet to chocolate to yellow, and is priced by half- and full-dozens cupcakes. The cake menu offers the self-explanatory Chocolate Covered Cherry to the more curious Funny Bone. The website is quick to point out that custom taste and design options are also available, so creativity is encouraged.
The kicker is Cocolicious delivers! Free delivery to Harrisonburg, and a small fee for Rockingham County - so no need to worry about the baked goods pickup in the middle of setting up that company appreciation or birthday party (that always stresses me out!).
