According to data taken from the Williamsburg Area Association of Realtors and our local MLS, we had over 16 months of inventory of active homes listed for sale in the month of September. According to researchers 6 months of inventory is a balanced real estate market.
Although 16 months of inventory sounds really high, our MLS showed that we had over 28 months of inventory in November of 2008.
While in many area of the country sales have increased substantially, that is not the case in Williamsburg. The Williamsburg real estate market is still very much in favor of the buyer. I believe that this is partially due to the fact that the foreclosures in Williamsburg didn't happen as quickly as they did in the rest of the country.
So if you would like to buy a house in Williamsburg Virginia, you can get a great deal right now and this buyers market along with low interest rates cannot possibly last forever. So don't wait!

Last night we went to an Octoberfest party at a neighbor's house in Landfall at Jamestown. We enjoyed great appetizers, soup, wine and beer while visiting with friends and neighbors.

Landfall at Jamestown is a lovely subdivision with most of the houses backing up to water, green space or marsh. Some of the homeowners have their own private dock and some have boat houses or boat lifts. The navigable waterway in Landfall at Jamestown is Powhatan Creek which empties into the James River near Jamestown Island where the first permanent English settlement was established.

Are you looking for yard sales in Williasmburg? There will be a neighborhood yard sale in Powhatan Crossing on Saturday October 24th from 8 until noon and
then the neighbors will have a picnic at the playground from 1 until 3 in the afternoon.
Powhatan Crossing is located off of Ironbound Road in Williamsburg. Take 199 to Route 5 west and turn right on Ironbound road. Powhatan Crossing is about a quarter of a mile on the left.
Everyone who wants to participate will have their sale items in their yard or in the garage.
