This Louisa County VA real estate market report looks at the sales of single family detached homes during February 2010.8 Louisa County homes sold in February 2010. The homes sold for an average price of $255,967. They were on the market for an average of 120 days and sold for an average of 100% of the list price.
3 homes sold in Louisa County VA during January. The average sale price was $291,474 with an average DOM of 214 days. The homes sold for 114% of the list price.
16 Louisa County homes had contracts that closed in December of 2009. They sold for an average of $262,015 after being on the market for an average of 197 days. They sold for an average of 98% of the list price.
Today 3/6/2010 there are 167 Louisa County homes for sale. They are listed for an average price of $444,299 with a median of $225,000. The homes have been on the market for 182 days so far.
From 1/1/2010 - 2/28/2010, 10 homes sold on the Louisa County real estate market. During the sale time period in 2009 7 homes sold in Louisa County.
In February 2009, 6 Louisa County homes sold.
In February 2010, 8 Louisa County homes sold.
In February 2009 the average list price was $289,602
In February 2010 the average list price was $256,411.
In February 2009, the average sale price was $290,880.
In February 2010, the average sale price was $255,967.
In February 2009 there were 270 homes listed for sale on the Louisa County real estate market.
In February 2010 there were 177 homes listed for sale on the Louisa County real estate market.
Home sales in Louisa County Virginia are slowly picking up. At the same time the prices of the homes that are on the market have dropped. Inventory is down as compared with 2009, but we still need to see it drop a lot more before Louisa County sees a balanced market.

Do you work with window shoppers or only buyers? Do folks pretty much have to commit to buying in order for you to give them the time of day?
I like window shoppers. I like buyers too.
You never know what word or phrase is going to catch someones attention. We hear all kinds of advice about key words and yes, they do help you get noticed but never forget it is how you present yourself and what you are willing to do for your customers (that will hopefully become clients) that can make a big difference.

Last evening I had a call. The woman calling is from Northern Virginia and she and her family have been down to Lake Anna a couple of times boating. They are interested in exploring their options here. She readily admitted that they did not have a huge amount of money to spend (not that many do these days) and they wanted to see what possibilities were here for them. Would it be a waterfront home, off the water, or perhaps it would mean buying a piece of land with the expectations of building later, or none of the above.
What caught her eye was a phrase I used on one of my Active Rain posts:
She believed me and called. We talked for some time and she and her husband will be coming down to do some window shopping. I will give them the Lake Anna 101 crash course along with a tour of as much of the lake as time permits. We will find time to look at a few homes and some undeveloped land.
When I first take people out, unless they are very familiar with Lake Anna, I want to give them a good idea of what it is like here at Kae Anna. The number one objective is to see if it is a good fit for them. If it is not...and that seldom happens, that takes care of that. If it is, then we move on to more serious shopping.
Lake Anna properties are mostly second homes or retirement homes. It is, what I termed many years ago, a Want to not a Need to place to live.

3 Louisa County homes sold during January 2010. The average sale price was $291,474 and the homes were on the market for an average of 214 days. They sold for an average of 114% of the list price.
16 homes had contracts that closed in Louisa County during the month of January. They sold for an average of $262,015 after being on the market for an average of 197 days. The homes sold for an average of 98% of the list price.
13 homes sold in Louisa during November. The average sale price was $178,703 with an average DOM of 115. They sold for an average of 101% of the list price.


Today 2/10/2010 there are 167 homes listed for sale on the Louisa County real estate market. The average list price is $429,834 with a median of $238,000. The homes have been on the market for an average of 179 days so far.
During January of 2010, 5 Louisa County homes sold; last year in January 6 Louisa County homes sold. These figures measure all homes sold in Louisa not just detached homes but include attached homes as well. Most of the other markets in the area saw gains over January of 2009.
The main thing that we notice from these figures is that the Louisa County real estate market remains very slow. As you can see we have many more new properties coming on the market than we have homes selling.

Lake Anna Piecemakers are raffling this recycled"Green" quilt to raise money for the Lake Anna Rescue squad. Although all fabric is new, it is called recycled because it is made from stash, or left over fabric from other projects. It was a team project by the members of the Piecemakers Guild of Lake Anna. The Piecemakers have made other donations to Lake Anna Rescue squad by raffling quilts and raising money through other fundraisers.
