19 Louisa County homes sold in July. The average sale price was $241,915, with an average days on market of 168 days. The homes sold for 95.42% of the list price.
In June 2009, 17 homes in Louisa County had contracts that closed. The homes sold for an average of $196,226. They were on the market for an average of 136 days and sold for an average of 95.45% of the list price.
8 Louisa County Virginia homes sold during May of 2009. The average sale price was $216,811, with an average DOM of 181. They sold for an average of 95.06% of the list price.


Today 1/13/2009 there are 190 Louisa County VA homes for sale for an average list price of $356,710, a median of $236,435. The homes have been on the market for 192 days so far.
In the time frame from 1/1/2008-8/1/2008, 200 homes sold in Louisa County, however only 142 Louisa County VA homes sold during the same time period this year. This represents a decline in sales in the Louisa County VA real estate market of -29.0%.

As you can see the Louisa County VA home sales have increased during the past two months. However with the lower numbers for contingent and pending homes in July I would not expect to see a similar increase in homes sold for August. If you look at the graph of year to date sales you can see how there have been considerably fewer homes sold this year to date as compared with last year and also that the largest number of sales have been in a lower price range.

17 Louisa County VA homes sold in June 2009. The average sale price was $196,226 with an average list pricee of $206,572. The homes had been on the market for an average of 136 days and sold for an average of 95.45% of the list price.
8 homes sold in Louisa County during the month of May. The average sale price was $216,811 and the homes had been listed for an average price of $228,074. They were on the market for a average of 181 days and sold for an average of 95.06% of the list price.
In April 2009, 10 Louisa homes sold for an average sale price of $180,160. They had been listed for an average price of $189,905. The average DOM was 136 and they sold for an average of 94.87% of the list price.


We will also compare the year to date sales for 2008 and 2009. During the period ranging from 1/1/2008-7/1/2008, 168 homes sold in Louisa County Virginia; however during the same period this year only 108 Louisa homes sold. This represents a decline in sales of -35.7%.

There are currently 194 Louisa County VA homes for sale. The average list price is $336,494 with a median of $238,885. So far the homes hase been on the market for an average of 193 days.
If we look at the price home that has been selling this year in Louisa county we will see that 50% of the sales have been homes priced under $200,000 while 75% of the homes sold have been priced under $300,000.
