8 Louisa County homes sold in April 2009. The average sale price was $180,325. The homes had been on the market for an average of 161 days and sold for an average of 94.90% of the list price.
Lets compare this with the sales of homes in Louisa VA during the month of March. During March 2009, 11 Louisa homes sold for an average price of $229,086. The average DOM was 29 and the homes sold for an average of 97.59% of the list price.


There are currently 215 Louisa VA homes for sale listed in the mls. The average list price is $317,274 and the median is $245,000. The homes have been on the market for an average of 184 days so far.
To complete our study of the Louisa County real estate market lets examine the year to date sales as compared with the same period last year. In 2008 during the time frame from 1/1/2008-5/1/2008, 62 Louisa County homes sold; during the same period this year only 26 homes sold in the Louisa VA real estate market. This represents a drop in sales of -58.1% so far this year.

Looking at these figures and graphs we can see both good new and bad news. The good new is that we saw an increase in activity in the Louisa County real estate market during April as evidenced by the total increase in pending and contingent contracts in April. However, if you look at the graph of sales by median price, you will see that the price point where buyers are comfortable buying in has gone down. This is good for sellers who either have a lower priced home to sell or are in the position to be negotiable. As you can also see there is still a lot of inventory on the market and it will have to sell down quite a bit before we are back to a stable market. Hopefully the increase in activity is just the start and will continue over the spring and summer.

While some of us may think of rainy days as days to snuggle up on the couch and read a book, others say this is a good time to be out fishing.
Those of us at Lake Anna are no different. Some of us do not venture out on those drizzely days unless it is absolutely necessary. However, we too have our exceptions.
A couple of days ago I was out doing some real estate related tasks. It was not the prettiest day as we were having more of the rain we need to keep our lake filled to the brim.
As I was passing over one of Lake Anna's bridges I noticed a couple of men fishing. This is a common sight on bright, sunny days as well as on cloudy, rainy days.
This time I decided to take some shots. It is very possible that many people thinkof Lake Anna, and having a good time down here, when the weather is warm and sunny. That may be true for some but believe me, there are many others that find this is the opportune time to getting some productive fishing in.
Not only do the fish seem to be biting when the weather is like this, it is also a time that you are not sharing the lake with water skiers, jet skis, and all the other assorted boaters typically out there on sunny days.
I thought you might like to see that some are not only taking advantage of this type of weather but actually enjoying themselves. How about getting out there and having some fun?

This post will focus on the Louisa County real estate market report for March 2009. We will examine the sales of single family detatched homes in Louisa County Virginia.
During March 2009, 11 Louisa County homes sold. The average sale price was $229,086. The homes had been listed for an average of $234,736 and the median was $223,000. The homes were on the market for an average of 29 days and sold for an average of 97.59% of the list price.
Lets compare this with the home sales in Louisa County during February 2009. 6 Louisa County homes sold for an average price of $290,881. They had been listed for an average price of $289,603, with a median of $237,913, and an average DOM of 53. The homes sold for an average of 100.44% of the list price.


Today April 16, 2009 there are 240 Louisa County homes for sale. They are listed for an average price of $307,183 and the median is $239,900. The homes have been on the market for an average of 176 days so far.
The last group of figures that we will look at in our analysis of the Louisa County real estate market is the comparison of year to date sales from 2008 to 2009. In the period from 1/1/2008-4/16/2008, 54 Louisa county homes sold. During the same period this year, there were only 23 homes sold in Louisa. This represents a decline in sales of -57.4%.

Fortunately for all of us living in and near Louisa County, the Farmers' Market is back again. A wonderful harbinger of good things to come, the market opened on Saturday, April 11. (I was in Connecticut so did not get to the opening.)
As usual, the market will be suppyling us with home grown fresh vegetables and delectable fruit as well as plants, flowers, and a number of other items.
One of these Saturdays I'll get over to the Triangle Shopping Center in the town of Louisa and take pictures of the variety of items offered. Until then be sure to get over there yourself to take advantage of this opportunity to support our local farmers and in the process benefiting by having fresh, delicious items close at hand.
Hours are 8:00 a.m. to noon. Hope to see you there.
