Continuing our examination of the Central Virginia real estate market, we will look at the October sales of single family detached homes during October 2008 in Louisa County, Virginia.
In October 2008, 9 Louisa County homes had contingent contracts with an average list price of $319,516 and a median of $152,500. The average days on market was 85.
5 homes had contracts pending. The average list price was $175,788, the median was $152,000 and the days on market was 124 on average.
11 Louisa County homes sold in October 2008. They sold for an average price of $235,627, the average list price was $245,259 and the madian was $227,000. The homes were on the market for an average of 90 dys and sold for 96.07% of the list price.
As of November 1, 2008 267 homes were listed on the market in Louisa County. The average list price is $358,492, the median is $249,900 and the average days on market is 182.
Lets see how these figures compare with September 2008.
In October 2007, 10 Louisa County homes had contingent contracts for an average list price of $312,400. The median was $238,000 and the homes were on the market an average of 168 days.
9 Louisa homes had contracts pending. The average list price was $312,400 and the median was $238,000. The average days on market is 125.
In September 2008, 19 Louisa County homes were sold at an average sales price of $207,773. The average sales price is $215,507 and the median is $205,990. The homes were on the market for an average of 128 days and sold for 96.41% of the list price.
Let's also look at the figurse from a year ago. In October 2007 in Louisa
County 17 homes sold for an average sales price of $279,063. The average list price is $274,451 and the average days on market is 189. The homes sold for an average of 101.68% of the list price.
During the time period of January 1, 2008 - October 31, 2008 157 homes slod in Louisa County. During the same time frame in 2007, 170 Louisa homes sold. This is a decline of -7.6%.

Listing Agreements and Buyer Agency Agreements are different.
Very often when the conversation revolves around the use of the Buyer Agency Agreement form the topic of the Listing Agreement comes up. The argument is if you require a listing agreement you should require a buyer agency agreement.
When owners are ready to put their property on the market it generally means they have lived in the area for a while. They have had an opportunity to notice REALTOR® signs, advertisements, and offices. Perhaps they even knows some agents personally or been referred to them by friends and neighbors. The potential seller often has some background knowledge of some agents or at least offices. Even then, many sellers interview 2-3 agents. They have the opportunity to meet with them, learn more about their experience, their marketing plans, and get a feeling about their personalities. They try to make an assessment if this is someone they would like to work with or not.
Most buyers in my location are from out of the area. Most of them do not come via referrals. They do not know any agents. Not a one. How are they going to know who they want to work with? It is very possible that they need to spend some time with an agent to determine if this is the one that suits them. Do you consider that an imposition?
Consider the first time out as an audition.
Remember, if the audition goes great chances are you will get the job. I'm comfortable with that.

The first of the month is the perfect time to reflect on what is going on in the area real estate market. This market report will focus on home sales in the Louisa Couny, Virginia market.
In September 2008 10 Louisa County homes were contingent. The average list price was $312,400 and the median was $238,000. The homes were on the market for an average of 168 days.
8 Louisa County homes had pending contracts. The average list price was $300,044 and the median was $224,950. They have been on the market for an average of 135 days.
In September, 2008, 18 Louisa County homes sold. The average sales price was $198,159, the average list price $206,938 and the median $203,040. They had been on the market for an average of 135 days and sold for an average of 95.76% of the list price.
Compare these figures with the August home sales in Louisa County. In August 2008, 22 Louisa homes sold for an average sales price of $258,396. The average list price was $262,690, and the median was $256,200. They had been on the market for an average of 111 days and sold for an average of 98.37% of the list price.
Lets look at what happened in the Louisa County real estate market a year ago. In September 2007, 14 homes sold in Louisa County, Virginia. The average sales price was $291,417 and the average list price was $300,915. The median price was $274,000. The homes had been on the market for an average of 117 days and sold for an average of 96.84% of the sales price.
At this time there are 292 homes actively listed in Louisa County. The average list price is $368,698 and the median is $264,450. The homes have been on the market for an average of 177 days.
What can we deduce from these figures? Number one, there is a lot of inventory on the market. At the current rate of sales it will take about 16 months to buy down all of the inventory on the market. This translates into alot of choices for buyers. If you are a seller it is important to make sure that your home is in perfect condition to ensure that your home will "out shine" all of the other homes in the same price range. You will also notice that the homes that did sell are priced much lower on average that the homes that sold a year sgo. Buyers are looking for a deal in this market and the homes that are selling are priced agressively. Many properties that have been on the market for a long time may have had significant price reductions. There are opportunities right now to find the perfect home at a great price.
If you are selling a home it is crucial in this market to make sure that your home is priced properly. I would be happy to do a cma on your home and discuss with you what your home could bring in today's market. Also since 85% of all buyers are starting their home search on line it is important to choose an agent who has a strong internet presence.
