Ask any stager and they will probably tell you, staging is hard work. This past week I saw just how hard staging can actually be. I spent the entire week without makeup, in old clothes doing hard, physical work. We packed, we cleaned, we removed wallpaper, we painted, changed light fixtures, did landscaping and so much more, but in the end, the results made it all worthwhile. Especially when the owner called me her "fairy godmother".
You see, the present owner had lived in this home for over 49 years and now it was time to get this home on the market and do it within a week, on a limited budget, while using the owner's existing furniture and accessories. My team and I worked for 5 and 1/2 days and it took a lot more than a little "fairy dust" to pull this project together on time.

With banks and conventional lenders tightening the belt on lending this year there are many people who could have bought in the last couple of years who find themselves on the outside looking in!
There is hope though! If you are dedicated to buying a home and have some money to put into the deal there are houses that can be bought. There is some owner financing going on in the Roanoke Virginia real estate market at this time.
There are several opportunities that I know of right now with lease to own homes. I even know of one that you can buy and the owner will apply your payment to the mortgage and let you buy it for the mortgage payoff in a year, two years or three years whenever you can arrange financing.
There are deals to be had for people with the will to buy.....you just need to find the right REALTOR and the right seller to put the package together!

I have seen a lot of articles recently on ActiveRain about maintaining and creating strong client relationships. And while all of the articles that I’ve seen have been great and filled with wonderful tips, I’ve noticed that no one writes about going back to the basics.
Now-a-days everyone is focused on the newest technology and the up-and-coming latest trends. Go back to the basics and reap the benefits. How did agents get started? Go back to those roots and try mailings or door-to-door interaction.
Flowers don’t just appear; you have to plant your seeds and make sure they are getting sunshine and water. It’s the same with clients.
