I have seen a lot of articles recently on ActiveRain about maintaining and creating strong client relationships. And while all of the articles that I’ve seen have been great and filled with wonderful tips, I’ve noticed that no one writes about going back to the basics.
Now-a-days everyone is focused on the newest technology and the up-and-coming latest trends. Go back to the basics and reap the benefits. How did agents get started? Go back to those roots and try mailings or door-to-door interaction.
Flowers don’t just appear; you have to plant your seeds and make sure they are getting sunshine and water. It’s the same with clients. While being proactive in the ever-evolving social media realm is highly important to share and receive information from your clients, don’t forget to water and provide sunshine to the one place that is often stuck in the shade- clients’ homes.
Magnets are a great way to plant your seed in their homes because they often carry useful information that the client will reference for months or even years to come. And, best of all, magnets get prime advertising space for fractions of a penny per impression. No hassle, no hidden advertising fees, no updates necessary.

Hand them out at public gatherings or walking down the street, give them to friends and family to hand out as referrals, or, leave them in other businesses for people to pick up. This past weekend I had the pleasure of staging a new model home. Hardwood floors, gorgeous cabinetry and countertops, plus warm neutral colors throughout. We just finished our latest staging project. In real estate...time is money so we were on a tight schedule to get in and finish the job in 2 weeks. Thanks to the help of a great staging team and subs and we managed to get it done! Yeah!!!
Take a look at some of the before and afters:
The Kitchen was dark due to the dark cabinets, black range and refrigerator, and black counter tops. It also appeared cluttered and small when it was well laid out and offered a great work space. The hardwood floors were showing lots of wear.
We had the hardwood floors refinished, painted the kitchen cabinets, packed away the personal items, and repainted a soft beige with yellow undertones to add warmth but a bit of light. The outcome was a kitchen that is move-in ready.
The Dining Room was painted a pumpkin orange and the furniture was dark and heavy for the room.
We removed the window treatments, removed the top of the hutch, refinished the hardwood floors, and painted the same color as the kitchen. The results were amazing...
The family room had dark wood paneling and dated, blue carpet. There were also lots of personal collections that needed to be packed away.
We painted the paneling, packed up the personal items, had the carpet replaced with a light neutral carpet, and added a large piece of contemporary art to compliment the sofa. This room now has that WOW factor!

After a slow first half of the year, Roanoke Real Estate is on the move and that move is UP!
The first half of 2009 has not seen a lot of action for Roanoke Virginia Listings that is for sure. Roanoke Virginia Buyers Agents have seen a strong surge in listings going into the pending status in Roanoke in the past month or so. (Pending is the status that listings go into when a buyer and a seller reach an agreement to contract terms and before closing).
A lot of this activity has been helped by the $8,000 tax credit that will be expiring November 30, 2009. Consumer confidence seems to be on the rise and we are churning through some of the foreclosure inventory. So far prices are holding steady with a little bit of an increase in Raleigh Court and the Botetourt areas.
There is still 100% financing available believe it or not! USDA and VHDA both are offering some type of 100% financing and of course VA Loans are there for any Veteran that qualify's.
Tonight I sold a $150,000 home in Franklin County (just south of Roanoke Virginia) to a couple who are buying it with no money down and the seller is paying all of the closing costs. The payment is right around $1,000 per month and is the same as they were paying in rent but they own the home.
