I put an offer in on a house in Burbage Grant in Suffolk, Va two weeks ago. I now have approval. The seller was using a company that is supposed to be helping Veterans with their short sales. Apparently it worked in this case. Very impressive.

Atlas Van Lines has classified Virginia as a moving destination. I could have told them that if they would have asked. People are moving away from states with hard hit industries like automobiles and heavy manafacturing. Believe it or not many midwesterners are headed to warmer climates and brighter economic prospects.
Atlas said they moved 4,210 families into the state as opposed to 2,968 out. Washington, DC had the highest gain as did North Carolina. The overall market for moving has cooled by 9% as has most of the economy.
So remember me as your referral agent of choice when your buyer says he is moving to the Hampton Roads area.

The Hampton Roads VA area is known for its fabulous Homearama events that feature fancy luxury homes with state of the art amenities.
But now the market is effecting the future of this event. The Tidewater Builders Association which manages Homearama recently announced that the 2009 event will be in a much less expensive area in The North Suffolk VA area in 2009. It will be interesting to see if the homes sale faster because they will be more affordable. I am glad to see at least one showcase that caters to the middle class. And there is no better time then now. Hopefully in the future they may keep a few affordable options depending how this presentation will go.
The homes will start in the $400,000 range featuring condos and single family homes. Which is a drastic drop from the 08 price range of 1.2 million in Ashville Park in Virginia Beach, VA and the 07 Edinburg Area in Chesapeake, VA. O8 featured luxury green homes, 09 will be a compact version, focused on a mixed use style community, with retail shops, offices, 2500 sq ft homes, condos all with craftsman style architecture.
The change to less expensive was made due to the changing economy and the hesitancy of pass builders to participate in 09.
The event w ill be located in a new subdivision called Hampton Roads Crossing, when will be anounced at a later time. Ill be sure to pass on the info it is always a great one of a kind event.

Homearama 2009 previously scheduled for the Virginia Beach real estate development of North Shore at Ridgely Manor has been moved to Suffolk.
As reported by Terry Peterson, "Hampton Roads Crossing is the perfect place for Homearama 2009", "It's a classic mixed-use development whose design combines office, hotel, retail, apartment and residential for-sale. It's certainly conceivable that our residents will be able to walk to work or classes and then stop and shop on their way back home" he continued. "It's an incredibly well-located community accessible to the Peninsula or downtown Norfolk in under 15 minutes. The homes currently selling in the community range from just under $200,000 to just over $300,000. Homearama will expand our price range while still remaining accessible to a large number of buyers."
The Tidewater Builders Association (TBA) wanted to relocate from one million dollar plus properties (like homearama 2008 at Ashville Park, Virginia Beach) to more affordable market demands and pedestrian friendly, walkable communities.
Sales in this year's Ashville Park Homearama site are slow with market reports showing little buying taking place.
