A glut of inventory????

After reviewing statistics for our area I realized something was very, very wrong. Statistics show over 9 months of inventory currently on the market, but after showing houses I just didn't believe it. These results make the marketplace look a little bit better after I take a much closer look at what is happening in our local multiple listing service.

Total Number of Active Listings in Multiple Listing Service 377

Total Number of Active Listings in Multiple Listing Service that are "To-Be Built" 126

The TRUE Number of Actual Homes That An Agent Can Show to Clients 251

One-Third of The Active Inventory in Warren County Does Not Even Exist Yet!

WOW -- that would mean we have about 6 months of inventory! Which is good news. Granted it is December and a many sellers may be waiting to put their homes on the market in the spring, but this is definitely positive news!

So many things to do, so little time. There is alway something to do in the Shenandoah Valley. This weekend is no exception. One of this weekend's events is the Brew and Blues Festival in Front Royal, Virginia.

Downtown Front Royal will be filled with activities from 1 pm to 8 pm. Twenty plus beer crafters will be sharing their wares throughout the day. A number of these breweries are Virginia based breweries, but contributors are coming from as far as Belgium and Hawaii.

There will be exhibts, food and music throught the day. The beautiful Fall day promises to provide a comfortable setting for this annual event. Tickets may be purchased at the event for $15 for beer tasting. A commemorative pilser glass will be provided. Come out and join us for a day of brews and blues.
