Last week, the Daily Press front page boasted a headline "Area Home Sales Down 23%!" Reporter Chris Flores went on to regale the grim declining housing market. If you read the article carefully, you could pick out the nuggets that should have made the headlines...such as
Hampton Roads Makes Top Ten of Least Riskiest Markets for Foreclosures!
or
Despite National Housing Slump, Local Area Median Prices Remain Steady!
or
Peninsula Real Estate Market Outperforms the State and the Nation!
But, no. Flores chose to lump together Peninsula housing statistics with Southside statistics, suggesting a far worse picture than the truth. Here is what you need to know: On the Peninsula, closings are down about 14%, a carry over from a sluggish final quarter of last year and slow start in 2008. And, pending sales are down less than 8%, suggesting that things are beginning to improve.
Sellers: Despite a drop in sales units, values have held steady. That means there is still time to capitalize on the equity growth that we all enjoyed during the recent boom cycle. You need a realistic expectation of lengthier market time and should be prepared to negotiate; however, moving up in the current market still has an upside.
Buyers: It's a great time to buy. Plentiful inventory, low interest rates, and sellers who are frightened by the onslaught of histrionic media hype about the market create an environment ideal for buyers.
Given the mortgage liquidity crisis that stalled the national economy last August, and the volatile economy that resulted, our housing market on the Peninsula has remained a shining bright spot. Consumer confidence is a key ingredient to keep our local economy and housing market in balance, no thanks to the Daily Press.
I hope that I've enlightened & informed you!

The word on the street is that the market is terrible. That couldn't be farthest from the truth in Williamsburg, VA. Real estate is truly local. The news reports are leading the public to believe that the real estate market everywhere is in shambles. So, not true in Williamsburg, VA.
Last month, there were 118 transactions in Williamsburg, VA. That is according to a search done on the Williamsburg Multiple Listing Service. The search included James City County and a portion of York County (which make up Williamsburg), and Williamsburg City. There is a lot to be said for that many transactions in our little town. It screams...the market is good and thriving! We are o.k. in Williamsburg, VA.
I know it is not this way everywhere, which is why I invite those who have a choice about where to move, I say Williamsburg, VA! Aside from the strong market we have, I can give you 51 reasons to live in Williamsburg, VA! Here are just a few to wet your whistle: Great Wolf Lodge (http://www.greatwolf.com/Locations/Williamsburg/); William & Mary Football/Tailgate parties; Dewey Decibel Concert Series at the Williamsburg Library Theatre; Yankee Candle Factory. That's 4, I've got 49 more that I know will get you here.
All that I ask is that you, DON'T BELIEVE ALL OF THE HYPE. Real estate is specifically related to location. Every region, city, town is going to be different. If you beg to differ or have doubts, I would be interested in knowing. It would be my pleasure to share my knowledge and expertise of Williamsburg, VA.
Grateful in Williamsburg, VA,
Yvette Smith

Well, let me first start with how wonderful WILLIAMSBURG, VIRGINIA is! I certainly can't say enough good things about this historical city.
First and foremost, I've got to talk about WILLIAMSBURG REAL ESTATE! It is really picking up. Folks are selling and folks are buying. According to CNN, Money.com, the average price of homes in Williamsburg, VA is around $315,000. I must add that CNN, Money.com also voted Williamsburg VA in the top 100 of Best Places To Live in 2007! There are golf communities, Ford's Colony (www.fordscolony.com) and Kingsmill (www.kingsmill.com). Great greens if you're into golf! Oh, I must say that in 2006, CNN Money.com voted Williamsburg, VA one of the best places to retire!
There is a place called New Town (www.newtownwilliamsburg.com) -which is like the heartbeat of Williamsburg Real Estate. It's a mini city, a total of 365 acres. There are great restaurants, great shops and even a movie theater. They have luxury townhomes as well as luxury apartment rentals. It is meant so that you can get anywhere you need to go without driving. It's a great atmosphere.
There are also great buys for First Time Home Buyers. There is a lot of new construction going up in Williamsburg. The Village at Quaterpath (www.villageatquarterpath.com) is a neighborhood still in construction that will have single family and townhomes. There's also Williamsburg Villiage which is on Route 60, a few mile from The Williamsburg Pottery...which brings me to shopping!
There are absoluetly great places to shop. There's the Williamsburg Prime Outlet (www.primeoutlets.com) The Williamsburg Pottery, and the Williamsburg Winery. And for your cup of tea, we have the Williamsburg Antique Mall. It doesn't end there. If you want fast paced action, you can go to Go Karts Plus, Williamsburg Busch Gardens, or play a little mini golf at Williamsburg Golf America.
There are a ton of things to do here. If you love the water, then it's Water Country USA for you! That place was number 4 on the travel channel's countdown of best water parks. If it's history you love, well, take a trip back in time in Colonial Williamsburg. They do some great re-enactments there. There is also President's Park where they have 18' to 20' tall statues of all 43 presidents. It's pretty cool; you can see a few of them from Interstate 64.
I have got to mention that Williamsburg, VA is home to the College of William & Mary. It just keeps on going here in Williamsburg, VA. If you haven't been here, shame on you! Whether you're looking for a great place to raise a family or a great place to retire, Williamsburg, VA IS IT!

This has been great! My first blog, the first of many more to come.
I hope that I have enlightened and educated you.

I just did a search for " Williamsburg Real Estate on Google. On the first page of results that were 10 listings or websites in the natural search which is on the left side. The companies on the right are paying to be listed there.
Of the ten results 5 are for local real estate brokerages here in Williamsburg Virginia. They include Prudential McCardle, Dierling/ Exit Realty , Hornsby Realty, Coldwell Banker Traditions and Century 21 Glen Gilley. Of all of these only Prudential and Realtor.com are in front of my website http://www.mrwilliamsburg.com/. You will also note that there are no other single agent websites showing up in this search result.
Studies have shown that the websites that show in the top 4 positions receive the volume of the searches. If you would like to sell your home in Williamsburg Virginia and have it appear on page one of Google give me a call or email me .
Best,
John
