About Dumfries' Montclair

If you live in the Montclair neighborhood in Dumfries VA you can spend summer days hanging out at the community beach, paddling your kayak or taking your electic motor party boat out for cruise.  The 107 acre lake in the Montclair neighborhood is just one of the community amenities that make this Dumfries VA popular.  Montclair was recently ranked by Money Magazine number 35 out of 100 top neighborhoods to live.

With over 3800 homes Monclair is one of the larger planned communities in the area but with the mature trees and large lots you don't feel as if you are in a typical planned community. The community offers tennis courts, multiple tot lots and the lake or you can join the Montclair County Club (a private club) for golf and indoor tennis.  Within the community boundaries of Montclair there are two shopping centers and the PRTC commuter bus runs through the neighborhood for easy access to DC.  Montclair is also popular with military families and civilians working at Quantico MCB as the main gate is less than 10 miles away.

This year there have been 38 detached homes sales ranging between $245,409 to $601,000 for a waterfront contemporary with private dock.  Montclair is also a popular neighborhood for rentals due the community amenities and it's strategic location.  This week one of my clients signed a two year lease on a detached home and there have been 24 detached home rentals so far in 2010.

Montclair also has multiple townhouse sections within the community.  This year there have been 42 townhouse sales ranging in price between $135,000 to $360,000.  The higher priced townhouse sales are in the contemporary section of Montclair and they often have private docks as well. Townhouses are also popular to rent and in 2010 to date there have been 30 townhouse rentals ranging in price between $1275 to $2175.

Detached home sales to date for 2011 (January to September) are just slightly higher than last year.  Last year 33 detached homes sold in this time-frame between $240,000-$3460,000.

Townhhouse sales to date for 2011 (January to September) are higher than 2010.  In fact according to the MLS they are double the same timef-rame in 2010.  That's right DOUBLE!  In 2010 during the same time-frame 21 townhouses had sold ranging in price between $119,000 to $289,990.
