Homes for Sale in Greenbriar, Fairfax VA 22033. Chantilly High School District
Sally: I will probably be selling my house in Fairfax's Greenbriar neighborhood in the months ahead. It is such a pleasant and convenient community that I hate to leave it, but it looks like I will be relocating soon.
I was wondering if you could post a monthly report that will show homes that have sold here the last 3 months or so? I want to see what is happening with sales trend in the neighborhood.
Also, before you do that could you post a link to show me what homes are currently for sale in Greenbriar?

Steve: There are more options for shopping, entertainment and dining near Greenbriar than you can shake a stick at.
You can certainly get everything for your daily needs right out the route 50 entrance of the community.
The Greenbriar Shopping Center is right there, Sully Plaza is just a short hop down the road and Fair Oaks, Fair Lakes and Fairfax Corner are all not much more than 10 minutes away. You can get anywhere from Greenbriar.
Reston Town Center is just a 15 minute jump down the Fairfax Countyup the road a couple miles so all the shopping and dining establishments there are easily the disposal of Hunters Square residents.
Diane: Greenbriar sounds good and looks great from these photos. What philosophical advice
would you give us regarding our Fairfax house
hunting adventure?
Steve: Check out the totality of the choices before you, analyze your needs and wants, separate the two, visit as many properties as you need to until you can connect with just the right home for you. It will be almost a spiritual sensation....a 1970’s terminology…you should feel the right “vibe”.
The right real estate agent will understand this and enjoy the hunt as much as you will…do not work with anyone with whom YOU don't also have that “vibe”..... there is no point in that.
....And try to be at peace about the whole process.

Jill: Could you post a report showing what homes have sold for in the Greenbriar neighborhood of Fairfax VA in the last three months? I want to see what kind of prices the properties are bringing. Oh, and show those properties that are under contract too.

Just click and you will be taken to a report that is known as a CMA or Competitive Market Analysis.This report shows in detail the homes that have sold in Greenbriar since March 1 of this year as well as those that are currently under contract but have not yet settled.
11 Greenbriar homes are under contract...good market activity!
1 has sold in the last 3 months
For homes that are under contract, you will not know what price the seller actually received for the property until it goes to settlement and the price is made a matter of public record
For those homes that have sold, the second column is the List (or advertised) price of the
property at the time of contract ....in this case the one at the bottom of the report .....12803 Melvue.
The next one over is the price that the buyer actually paid for the property at settlement. The column headed DOMP shows the number of days the property was on the market The acronym stands for Days On Market Property. This figure is very encouraging for Greenbriar home sellers.
As you will see, most homes ratified a contract within days of coming on the market, with the average being 25 days for those currently under contract. These are great numbers for Greenbriar. The rest of the columns are pretty easy to understand.
The far right column in the report for the homes that have sold, headed subsidy, is the amount of money the buyer received back from the seller for closing cost assistance.
Tom: These numbers do look good for prospective sellers compared to months past don't they?
Steve: Yes Tom they do. The inventory of available homes has fallen steadily since last year, not just in Greenbriar but across Northern Virginia. Even the hard hit areas of Woodbridge and Manassas have experienced lower inventory and the apparent end of a steep price slide.
Combine short supply with interest rates hovering around the high 4% to the low 5% range and you have a recipe for the strong seller's market that we have been in since early spring.
Barring any new economic surprises, appropriately priced Greenbriar homes in good condition should continue to sell well for the foreseeable future.

Tom: I was headed home to Greenbriar and cut through the Fairfax County courthouse complex just for grins, and saw folks gathering in a huddle on the landing at the top of the courthouse steps. Is that where they have the foreclosure auctions?
Steve: Yes Tom, believe it or not, no matter what the weather the sales will happen.... and it was nasty cold today. The attorney was dressed like a gold miner headed for the Klondike.
In Virginia which is a deed of trust state, the attorney for the trustee shows up at the advertised time and says something to the affect of "This is the trustees sale being held on behalf of trustee John Jones by the firm of Black and Decker. I have 5 properties on the list for today and they are as follows...and he reads them off.
There was nothing for sale near Greenbriar today, by the way.
Tom: Can I go there and bid myself?
Steve: Yes Tom but this is a serious business and there is much risk. You really better know home values accurately or you will get toasted....Zillow estimates ain't gonna fly....There are almost no regular folks seeking a bargain on a personal residence there.
Unless you have a lot of real estate experience and money that you can afford to lose, my advice is that you go and watch and possibly try to apprentice yourself or be a helper to some of the people that go there regularly.
In our area, you need to show up with around $20,000 in cashiers checks or 10% of
what you plan to bid.
If you win, you give the money to the attorney right there and have the ability to close the transaction with the rest of the money in 15 days. There is generally no opportunity to inspect the interior of the properties, since they are occupied by unhappy homeowners who are losing their residences to foreclosure and there are no lock boxes with access to Realtors (at least here there aren't)
Tom: If I can't see the home, how do I know what I should pay for it?
Steve: Well Tom, that is the tough part. If you are going to attempt to buy the home, fix it up and sell it quickly (this is called flipping) You have to evict the people living there, carry the home with utilities, insurance and taxes until you can get it sold and repair whatever happens to be wrong with it. Then sell it and still make a profit. Even people who are experienced can take a bad hit.
That is why you need to study the process and ally yourself with someone who can teach you ....but you should be prepared to bring some effort to the table to assist whoever is going to be your mentor...provide either money, research or labor. The folks who do this regularly have earned their battle scars and you will have to pay your dues as well, unless you have money to burn and plenty of time to invest.
There is so much more to say about this that cannot be said here. There are courses you can buy that give you guidance, or you can do as I suggested and go hang out and watch and build a relationship with someone who can help you learn the process. You should probably do both ....read all you can and be an apprentice. It is a tough business but obviously there is opportunity, or no one would do it.
