Hardship: To Much Debt, Upside Down on the mortgage, place is to small

Days for Approval: We got this approval letter in 73 days from contract ratification.

Amount Forgiven: Over $100,000 and the seller does not have to pay the bank back!

We did not have any problems with Acacia or Wells Fargo. We had some slight delays with both lenders but overcame both problems. Acacia did not want to start the process, so we had to escalate to the president of Acacia to get him to move this file along. Wells Fargo was fighting us because they believe our client could afford the place. She could but she no longer wanted it as it was upside down. We negotiated and got both of these banks to full approve the short sale and waive the deficiency.

Here's the Acacia and Wells Fargo short sale approval letter. The banks states "The preforclosure sale may have an impact on your income taxes. You should consult with your tax preparation professional. Additionally this transaction will be reported to the credit bureau as 'Settled in full for less than total payoff.'" According to the tax attorney, this is a good letter. Since this was her primary residence, she will not have to pay taxes on the forgiven amount.

Diane: I will soon be relocating to Fairfax County VA and be working in Rosslyn so I want to be close to an Orange Line metro stop.

My husband is going to work at Fair Oaks hospital and wants to live nearby. We like golf, tennis and we want access to a nice pool.

Do you think Penderbrook is a community that would meet these requirements? Is it FUN ??

Steve: I would definitely recommend that you investigate Penderbrook.

The Vienna metro is only 3 miles up route 66 ... and the Fairfax Connector bus also can pick you up in the neighborhood and take you to the metro, saving you parking fees and traffic concerns.

In addition to having its own golf club, Penderbrook boasts an exercise facility, beautiful tennis courts, play grounds, basketball courts and plenty of walking trails and side walks.

It is right across route 50 from Fair Oaks Mall and close to the entertainment emporiums at Fair Lakes and Fairfax Corner.

There is really no place like Penderbrook in close-in Northern Virginia.

It provides resort style living amenities, but is within 10 miles of the hottest, most growth sustaining, 2nd highest median family income in the nation, job market in the United States.

Penderbrook is served by the following schools with links embedded:

Waples Mill elementary,Lanier Middle, and Fairfax High schools.

Always double check the Fairfax County school locator website by entering in the address of any home you plan to purchase.

School boundaries change and 3rd party on line school info is not always up to date or accurate.

A follow up email or phone call to the school would also be advisable.

Fair Oaks Hospital is just 1.5 miles down West Ox road and around the corner left on Rugby road.

Peace of cake! As far as your housing choices....the Penderbrook designers thought of everything ...it features garden style condos, town houses and single family homes in all price ranges...truly something for everyone.
