The rise in foreclosures and short sales has even touched the homes for sale in the Gaineville VA market. Since September 2008, monthly foreclosure filings decreased by 10 percent across Virginia. Overall, in September 2009, Virginia ranked 17th in foreclosure rate amongst the 50 states, according to RealtyTrac.

According to the Virginia Association of Realtors, in the 3rd Quarter of 2009 median sales prices were down by 1.3% over the same period in 2008 while they increased 2.2% over the previous quarter (2nd Quarter 2009).

New Homebuyer Tax Credit

As of last week, a new version of the tax credit has been signed into law. Originially it was only available to first-time buyers and was set to expire on Nov. 30.


The $8,000 tax credit for first-time buyers has been extended through April 30, 2010.
Current homeowners are eligible for a $6,500 tax credit through April 30, as long as they have lived in the home they are selling as a principal residence for five consecutive years out of the last eight years.
Time has been added to allow for closing the home purchase. As long as buyers have a binding contract by April 30, they will then have until June 30, 2010, to close the transaction.
Income limits for eligible buyers were increased to $125,000 for single buyers and $225,000 for couples.
The is very positive news for anyone looking to buy or sell a home. Both first-time and move-up buyers can now take advantage of the new tax credit in addition to today's historically low interest rates. Call me directly at 703-980-8710 with any questions.

For buyers who have looking at homes for sale in Gainesville, VA here is the status of the Homebuyer Tax Credit:

 

Homebuyer Tax Credit has not only been extended, but it has also been expanded to include current homeowners. The following are features of the new bill

 

Deadline for current credit is November 30, 2009

New Deadline for Homebuyer Tax Credit is April 30, 2010, as long as the home is under contract by that date. Must close within 60 days

 

Eligibility and amount of new credit:

$8,000 for first-time homebuyers (those who have not owned a home in the last three years).

Up to $6,500 credit for homeowners who have lived in the home they are selling, or have sold, as a principal residence for five consecutive years in the past eight.

 

Buyers with income exceeding $125,000 for single and $225,000 for married couples are not eligible.

Homes valued at more than $800,000 are also ineligible.

Tax Extension is looking like will pass!!!!

Nelson Mateo "Your Short Sale Expert" Serving Bristow, Gainesville & Haymarket: Real Estate Agent in Alexandria, VA

The congress has approved a 1 year extension of higher loan limits for the FHA loans and an amendment to extend the 1st time homebuyer tax credit was incorporated on the bill to prolong the unemployment benefits.

With the amendment to the bill introduced last Thursday by Sen. Harry Reid the extension looks like will pass.

The vote should take place sometime this week, so keep your eyes open for HR 3548
