Another Haymarket, VA Short Sale--SOLD!
The waiting for Short Sale Approval is not always the longest process in a Short Sale Listing. In the case of this Westmarket townhouse in Haymarket, VA, the hardest part was waiting for a ready, willing and able Buyer. Willing and able to not only wait for Short Sale Approval, but to wait for the current lease to expire on the townhouse before moving in.
With a lease in place through June 2011, this townhouse hit the market on July 28th, 2010. Yes, the one year lease with the tenants had just been renewed. And being a property very popular with first-time home buyers in Haymarket, it wasn't easy to find one willing to wait for both Short Sale Approval and the expiration of the current lease. However, on December 15th, we found a set of Buyers who were more than happy to wait for both. They had started the search for their first home early. They were getting married in the summer of 2011, and had a lease in place of their own through July 2011.
With the contract in hand, and all other Short Sale documentation ready to go, the wait for Short Sale Approval began. Despite the fact that it was only one loan with NationStar Mortgage, The wait for approval was longer than anticipated. The Short Sale Approval Letter came in on March 10th. That was a lengthy wait of four months. So maybe NationStar isn't the best Short Sale bank to deal with, but the deal got done.
On April 15th, the Buyers and Seller went to settlement. The Seller was out from underneath an investment property that had been draining his savings, and the Buyers got the best deal in Westmarket. A two car garage, luxury townhouse with a deck in Westmarket for only $249,000. They even got all of their closing costs paid by the Short Sale Bank.
