Schools – It may sound vague when an agent talks about schools but Buyer and Listing agents can not "steer" a client to or from a school.
Crime – I hear it all the time, how is the crime in this area. Again an agent will be vague and refer you to a website or the police dept. 
Race and Religion - Who lives in this neighborhood. This is a biggie. Think about this for a minute, agents can not give you a cross reference of nationalities or religion in an area. We can not even tell you if there are a lot of kids in a neighborhood. We will say something like "well, when we drive around, let's see if there are play-sets and bicycles".
Sex-offenders/Megan's Law – We actually write this one into our contracts, giving you a place to look for this information, but as an agent, we can not do this for you.

The graph below illustrates the sales of Glenmore homes during the months of March, April and May. As you can see March was totally dead and then activity picked up in April with 8 Glemore homes going under contingent and pending contracts resulting in 5 sales during the month of May. We also see that 5 homes have contracts that are contingent and pending during May. So far June has been very active in the Glenmore real estate market with new listings, home showings and 4 homes so far this month with contingent and pending contracts and 2 more with contracts that have closed; this is very encouraging since we are only 1/3 of the way through the month.

There are currently 36 Glenmore homes for sale at an average list price of $902,515, a median of $794,450 and an average days on market of 138. The Glenmore homes that are for sale are resales and range in price from $485,000 to $1,488,688. This is not a cookie development; there is a variety of home styles to choose from. Or you can buy one of the 22 lots that are also for sale in Glenmore, bring your own builder and build a new home to suit your particular tastes.
Glenmore is a gated community conveniently located in Keswick Virginia minutes from Charlottesville VA. This is a scenic neighborhood of gracious homes set around a beautiful golf course. The amenities include a country club with excellent dining, pool, tennis, fitness facility, walking trails and an attached equestrian center.

One of the best ways to track sales activity in the current market is by looking at the pending and contingent contracts. In the month of April to date, 4/23/2009, 5 Glenmore homes have contingent contracts and there is one home with a contract pending. Compare this with the March activity whe there was only one home for sale in Glenmore with a contract pending and no contingent contracts. In February we saw one home with a pending contract and one with a contingent contract.
As you can see from these figure Glenmore home sales are up in spring market and we still have one more week to go this month.

REALTORS®, in response to inquiries from buyers or cooperating brokers shall, with the sellers' approval, disclose the existence of offers on the property. Where disclosure is authorized, REALTORS® shall also disclose, if asked, whether offers were obtained by the listing licensee, another licensee in the listing firm, or by a cooperating broker. (Adopted 1/03, Amended 1/06 1-08)
So if the seller does not approve what is the response?
