Let me start by saying I am not pointing fingers at anyone here...

Recently I have seen a couple of incidents in talking with fellow Charlottesville Real Estate Agents where it appears that the agents are not "Working with Clients".

Let me explain what I mean. Agents need to always, ALWAYS work with their clients best interests in mind. This means showing them every property that fits their needs.

I do not care if the sellers are only offering half the percentage that another seller is offering.

I do not care if it is a foreclosure and there will be more work involved.

You should never be "looking out for your best interests" you are an Agent of the Buyer and you need to always keep that in mind. If you even think you are "working your Clients" you probably are...

Watch it!

Now lets get out there and work with our clients in mind. It will come back to you 10 fold!

I got a message from a client today regarding zillow...

The message was about a concern that their home has dropped in value 40% since Oct....

Yes I typed that in correctly 40% since Oct....

When I asked how they know that, they responded that "zillow" says so....

WOW!!! was my first reaction!

After I though about it a minute I emailed them back "Do not put 100% faith into zillow"

Check with a local agent who has full data on an area. Getting accurate data is just way to important.

Was I right or wrong?

Pasta Night "New Year's Eve Style - Wed. December 31 beginning at 5:30 in the Grill. The toast will be at 7:00 (midnight in Italy). This is a family styled celebration with a magician, face painting, baloon drop and a toast with sparkling punch for the children and champagne for adults.

"New York, New York" New Years Eve - Wed. December 31 in the ballroom. Dinner, dancing and a champagne toast at midnight.
Cocktails and hors d'oeuvres at 7:30
Dinner and music at 8:30.

I can not believe this one...

I ran across a listing that is in a very nice (gated) neighborhood.

The showing instructions say.... (Key at Listing Office)

Now the home is vacant (I am not disclosing the address) and I can not understand why in the world an agent would want you to pick up the key at the listing office...

NOTE: the listing office is on the Western side of the county and the home in on the Eastern side of the county.

Are Lock-box's not reliable?

In showing Charlottesville Real Estate, I have seldom run across this. The real problem is the seller will not get all the showings that they should as this area is often toured by my buyers.

Can an agent spend an extra 1-2 hours round trip to show a vacant home?
