Manassas, VA Short Sale: Approved and SOLD!
The story of this Manassas, VA Short Sale began on March 8, 2010 when this lovely single family home in Coles Run Manor hit the market at $389,000. It was what I have come to call a Wells Fargo Double Header Short Sale, with both a first and second trust. The property was on the market for sixteen days before we had a ratified contract on March 24th. From there, it was time to send the contract package to the Wells Fargo Short Sale Department and the Wells Fargo Home Equity Short Sale Department.
Wells Fargo Short Sale Time Frames have always been among the shortest in the Short Sale world. Their goal has been to have an answer within thirty business days. So with two loans, you can double that. Why? Once you get Short Sale Approval from the First Trust, there is also an offer of what they will offer the Second Trust. So really, Short Sale Approval for a Second Trust begins with the Approval Letter from the First Trust.
In this case, the First Trust counter offered the Buyer's orginal offer, which was about $10,000 below list price and requested $9,000 in closing cost assistance. Closing cost assistance went down to $2,000 and the sales price countered by the First Trust was full list price. Luckily the Buyer agreed and we moved forward. All of this was done within thirty days. From there, it was off to get the Second's Approval. Two weeks later, we had the Second Trust's Approval, putting us in mid-May for the entire process of Short Sale Approval. That's about six weeks total.
With Short Sale Approval in hand, the Buyer needed to conduct their home inspection and finalize their loan, which included having an appraisal. Meanwhile, the Sellers were able to, with a firm closing date of June 29th, contract for moving services and get plans in place for their next residence.
June 29th, the Sellers were able to successfully complete their Wells Fargo Short Sale, avoiding Foreclosure. Both Wells Fargo Short Sale Approval Letters released the Sellers from any chance of a deficiency judgement. The Buyer got a four year old home that had been kept in great condition in exchange for trusting in the Short Sale process and writing an offer on this Manassas Short Sale. The Buyer also got in under the deadline to take advantage of the First Time Buyer Tax Credit.
Don't listen to agents that tell you that Short Sales are rife with difficulty, take too long, and never close. As a Northern Virginia Short Sale Listing Agent, I can tell you that is anything but true. Of course, if you hire a Short Sale Listing Agent that doesn't believe very process they are attempting to help you navigate will garner the desired outcome, I suggest you call someone like me that has success with their Northern Virginia Short Sales.
