Are Open Houses a Waste of Time? A Report From Manassas, VA

June 20, 2010 (Father's Day) - Today my wife and I conducted an open house. She is a Realtor, I'm an investor who is working with the Builder on a new house built on the foundation of a burned out property in Manassas, VA.

Some people have told me that open houses are a waste of time. I've gotta admit, it is boring as hell hanging out in the house waiting for people to arrive.

And to top it all off, we conducted the open house on Father's Day. People told us it might not be a good day for an open house. We were told open houses are a waste of time and trying one on Father's Day is crazy.

Well, here is what happened:

1. An appraiser stopped with his wife. He was interested in taking a look as he is trying to learn the Westgate of Lomond, Manassas Park, and Yorkshire areas better. While talking to him, he alerted me to some investment properties that he knows about that are currently off market. I'm going after them this week.

2. Two buyers stopped by and talked to my wife. They may not buy the house we have for sale, but they need an agent and are ready to buy. Two buyers!

3. An agent stopped because she wanted to see this new house and talk to me about the builder. We agreed to work together in partnership. I will arrange for the builder to supply her with options for building houses on a few lots she has listed. She has found that buyers have a difficult time conceptualizing in their minds the house building process and what a house would look like on an empty lot. The partnership is a win-win for the agent, the builder, and me as an investor. I like win-win situations!
