When a local Lake Ridge Virginia couple called to ask questions about selling their townhouse and buying a move-up home, they were full of questions. Three weeks ago, I sat with them in their home to discuss their options.

During our meeting this particular couple had already talked with a lender over the phone and were told what they could afford to hold onto their current home and rent it since they owned more on the townhouse that it was currently worth. So after discussing how I could assist them with renting out their current home, what all the fee's would be and how long I felt it would take, we set up a time to house hunt. All was well until they found the perfect home! Long story short, their offer was not accepted, not because they made a low offer, but because they were not able to get their pre-approval letter from their loan officer by the sellers deadline to review offers.

Disappointed, however not defeated, they continued the search using the first home they lost as the benchmark of what they wanted to own. Well, this week we had success! The Lake Ridge Virginia couple found their dream home priced at $374,900 and will be moving in forty five days to their new home! Best of all, the home they ultimately decided to buy was nicer that the one they lost out on! They will soon be moving to Blooms Corssing in Manassas Park. "The minute they saw the community they knew this was where they wanted to live. Community Schools, close to shopping, less than a mile to the Manassas Park VRE Station." They are so excited to be moving from the townhouse they currently live in. Next we need to get the townhouse rented. Stay tuned for information and photos of that townhome. The home was priced at $475,000. Peggy coached the Dan and Alicia to offer $460,000, and be ready for a counter-offer from the seller.

The seller counter-offered at $470,000. With permission from Dan and Alicia, Peggy counter-offered $465,000 with the seller paying a $5,000 credit at settlement to the buyers to pay their closing costs.

Between the price cut and the seller credit to pay a portion of the buyer's closing costs, Peggy was able to gain $15,000 in total concessions using her 26 years of experience negotiating home purchases.

Manassas Expert Closes 2-Bank Short Sale in Blooms Crossing, Manassas Park

Relieved former homeowners, a happy new buyer and two satisfied national lenders celebrated the closing Thursday, September 2, 2010 of a short sale in single family house just in Manassas Park's Blooms Crossing area. Prince William County/Manassas Certified Distressed Property Expert (CDPE) Jim Gilbert listed the property and facilitated the transaction through numerous ups and downs, twists and turns to its eventual successful conclusion.

The homeowners had used a home equity line of credit (HELOC) on this home for the down payment on their new home out of state several years ago. The Manassas Park home had been used as a rental but was still in great condition. The trouble was that between the first mortgage to HSBC and the HELOC much more was owed than the home was worth. And the rental payments were not enough to pay both mortgages.

At first HSBC refused to offer B/A enough of a payoff for B/A to agree. Eventually B/A agreed to less than they had requested and HSBC agreed to more than they had offered. This accomodation was not reached without serious negotiation.

The new owner purchased the home for a very reasonable price and has immediately listed it for rental with Jim Gilbert! In the meantime the former owners are most pleased to have avoided foreclosure and to no longer have the payments on all the old debt pinching their pockets.

There is a community in Manassas called Blooms Crossing that seems to be all a buzz these days.
