Homeowner Tips: Change your HVAC Filters!

As an inspector, I see things everyday that tell me if a home owner cares about their home or does not. One of those pesky things that often goes unnoticed is the HVAC filter. The filter is installed in the return side of the HVAC system. The return side of the system is the part that returns the air back to the air handler for cooling down or heating up. The filter is important because it stops debris from entering into and harming the air handler and the HVAC distribution system.

Here is a graphic example of an irresponsible home owner:

Dirty Coils

This picture shows the coils that are inside the air handler. Not all air handler are this accessible so this is a great photo opportunity for you! Yes, that is a layer of very thick duct covering the coils. When the coils are this dirty, the HVAC system does not perform well at all. Running a system like this will reduce the lifespan as well as increase your heating and cooling costs.

Bottom line is this: Change your filters on a regular basis. You may have more than one filter in your home. If you have pets in the home, you will have to change them more frequently. Listing agents repeat" no dirty filters"!
