Charles, Something caught my eye and I was wondering why the price difference on homes listed on Acre Lane in Palmyra?

Excellent Question. There are currently 4 homes listed on Acre Lane from 229,900 to 465,000 and this is not that big of a road (see below and click photos for details). There are certainly differences in square footage 1600 finished to 5000 finished and this certainly contributes to some of the price range.
I do find it interesting that the lowest priced home has been on the market the longest. Looking at the online photos will certainly give some additional clues
In this case it makes sense to preview all homes in person. do not just assume that what you see online is what you get.

Lake Monticello is located in Fluvanna County, a short 20 minute commute from Charlottesville, VA. The gated golf course community surrounds a 350 acre lake that is perfect for swimming, fishing and boating.
This neighborhood offers a home style and price for everyone, with prices ranging from the mid $100,000s up into the $700,000s.

3 Pineknoll Circle, 3 bedroom, 2.5 bath, 2916 sq ft. Sold for $400,000.

As buyers agent I sold this Lake Monticello home to my first time homebuyer client.

Last week we got this transaction closed. My client was a first time homebuyer and she was able to purchase this foreclosed home at Lake Monticello. Tonight I have been researching the sales activity of Lake Monticello waterfront homes over the past six months for a client. I thought that some of my readers might be interested in this information as well.

There are currently 20 waterfront homes actively listed on the Lake Monticello real estate market. The prices range from $326,000 to $750,000 and the square footage ranges from 1,232 sq ft to 5,687 sq ft.

There is 1 Lake Monticello waterfront home under contingent contract listed at $510,000.

1 Lake Monticello waterfront home has a contract pending. This home is listed for $455,000.

10 Lake Monticello waterfront homes sold during the last 6 months. The sold prices ranged from $327,500 to $685,000.

There is a large amount of inventory on the market in Lake Monticello and there is a large inventory of waterfront homes as well. Spring and summer are the prime selling seasons for waterfronts. I am concerned that we are not seeing more homes under contingent and pending contracts.
