Single family homes for sale in Hunters Woods section of Reston VA 20191
Cara: Can you tell me what single family homes for sale in the Hunters Woods area of Reston? The 20191 zip code.
They must have at east 3 bedrooms and 2 or more full baths.
Steve: Cara, as of today there are 38 homes for sale in 20191. Here is a link to the October 20, 2010 report on the single family homes for sale in Reston's 20191 ...featuring at least 3+ bedrooms and 2+ baths.
Cara: I must say that I am sorely disappointed with the old data I have come across on the main public home search programs... 4 of the 5 homes that I wanted more info. on turned out to have been sold or put under contract days (sometimes weeks) ago. What do you recommend I do?
Steve: The reason the big public home search programs are so out of date and such time wasters is that they have to pull info from hundreds of separate Multiple Listing Services from all over the country. It is a huge data transfer problem. 
We have 3 programs we use to help friends and clients search online. Right now this is the most popular: Northern Virginia Homes for Sale. If you click on that link it will take you to a search set up page.
The data on the search site is normally updated no later than every 60 minutes, so it is the closest you can get to the Realtor’s Multiple Listing Service (MLS).

You often see a home listed on a place like Realtor.com only to find that it went under contract 2 weeks ago…that should not happen here.
Search live or set up an automated search that will email listings that meet your criteria.
Just fill out the little form and accept the confirming email and your password will be sent right back to you and off you go. It’s free and easy. No one will bother you.
Cara: Is this some semi transparent attempt at blatant self promotion on your part?
Steve: If you have wandered around our blog much, you have probably noticed that we try very hard not to self promote.

Steve: The entire DC metro area. Virginia, DC and Maryland. Reston too of course. It is linked straight to the local Realtors MLS and only acquires data from there. That is one reason the data is fresh...it only has to pull from one local source of data...not hundreds from all over the US.

Sales in the Hunters Woods section of Reston, Virginia continued briskly with more units sold in July 2009 than July 2008. Below are the statistics comparing sales from last July to this July for both number of units sold and the average net price (price less seller incentives).
Number of Detached Homes Sold From 7/1/08-7/31/08: 10
Average Net Price in 2008: $ 648,227
Number of Detached Homes Sold From 7/1/09-7/31/09: 14
Average Net Price in 2009: $ 496,309
Percentage Price Change: -23% *
* One factor contributing to this downturn in average net price was the sale of a lake front home in July 2008 for $1,250,000 with a seller contribution of $2,727.50. The highest priced detached home sold in July of 2009 was $718,000 with no seller contribution. If that house is removed, the Average Net price is: $581,667 and the percentage change is: -10%, which is more in line with the change in single family homes in other areas of Northern Virginia.

The number of condominiums sold in the Hunters Woods section remained steady while the prices decreased significantly. There was a comparable decrease in the average net price (sales price less seller incentives or contribution) for detached homes and an 40% increase in the number of units sold. Like other sections of Reston, the greatest demand was for mid-priced homes which resulted in a 30% increase in the number of townhouses sold and an increase in the average net price of 6% from July of 2008.
Buyer demand for townhouses in Hunters Woods was clearly driving the significant improvement in total number of units sold in this area in July 2009. This demand is likely driven by the government incentives for First Time Buyers and the favorable interest rates.
Across all areas in Reston, an increase has been seen in the number of townhouses sold. In Hunters Woods and Northpoint, there as been an increase in the average net sales price while Lake Anne has seen a decrease. Keep in mind that since in many cases the numbers of units sold is relatively small, a very high or very low price can have a big impact on the average price.

Despite what you hear in the press, I found this to be a very busy Spring. Looking at the statistics from the Hunters Woods area, it appears that there were many other people who were also busy!
Number of Detached Homes Sold From 4/1/08-6/30/08: 32
Average Net Price in 2008: $536,260
Number of Detached Homes Sold From 4/1/09-6/30/09: 43
Average Net Price in 2009: $522,949
Percentage Price Change: -2.5%
Number of Townhouses Sold From 4/1/08-6/30/08: 51
Average Net Price in 2008: $341,054
Number of Townhouses Sold From 4/1/09-6/30/09: 73
Average Net Price in 2009: $309,773
Percentage Price Change: -9%
Number of Condominiums Sold From 4/1/08-6/30/08: 32
Average Net Price in 2008: $195,774
Number of Condominiums Sold From 4/1/09-6/30/09: 34
Average Net Price in 2009: $200,921
Percentage Price Change: +2%
30% more units were sold in 2009 than in 2008 across all housing types in the 20191 zip code. In the Detached Home segment, there was an increase in the number of units sold with a minor decrease in price. There was a significant jump in the number of Townhouses sold which can most likely be attributed to the decrease in prices. The Condominium market stayed fairly stable with a minor price increase and roughly the same number of units sold in each year.
