This is a South Riding Homes update for August 1, 2011. South Riding in Chantilly VA is a planned golf, swim community in Chantilly VA 20152. South Riding a planned new homes swim, tennis, basketball courts, walking and bicycle pats, tot lots, recreation and golf community that was built and developed by Toll Brothers in Chantilly VA. Contained within the community are schools, shopping, super markets, dining, Home Depot, places of worship, a community center, dining, shops and public services.

Selling a Northern Virginia Short Sale is not something a Northern Virginia Short Sale Agent ever takes for granted. Getting a two loan/two bank deal to the finish line when you literally had lost all hope in the middle is the best. And that's what happened today. First Trust was Aurora Loan Services and the Second Trust was Real Time Resolutions.
The Seller contacted me last fall to list for Short Sale. That was seven days before her home was to be sold on the courthouse steps...the final act of the foreclosure process. We go the listing on the market on October 14, 2010, priced aggressively at $262,000. And we did get an offer on the property, but the bank would not accept it. Not surprisingly, it was too low, but the offer did accomplish the task of delaying the foreclosure.
In the meantime, the Seller applied for a HAFA Short Sale. She was approved, a higher list price set per HAFA guidlines at $315,000 on December 10th. There was a 120 day marketing period during which the Seller had to obtain an offer under these HAFA guidelines. The $315,000 list price included 3% closing cost assistance to the Buyer, but there were no takers. Crazy, right? It was an APPROVED Short Sale. So as the 120 day period began to come to an end, we lowered the list price. First to $299,000 which was still an approved HAFA sales price, but with no closing cost assistance. Then, with about three weeks left before foreclosure proceedings began again, we lowered the price to $285,000.
With a full price offer at $285,000 coming in on March 8, 2011, we thought we'd at least give a traditional Short Sale a chance. It was better than foreclosure and the HAFA approved price was too high for the market. From there, we got first trust approvalon April 19th. Second trust approval letter came on April 29th, but was for much more than the First Trust had allowed, and the Seller had no funds. We tried a work around with a 1% Realtor credit, but the Second Trust was firm. Nothing but a 25% payoff would do. And we were stuck at having only 14%.
So the listing was withdrawn and the Buyers left disappointed. That was May 9th. Near the end of May, the Second Trust made contact with the Buyers and asked what was happening with the sale. The Buyer's Agent called me and I saw weakness. As the foreclosure date approached, they knew they'd be left empty handed and something was finally sounding better than nothing. On May 31st the Second Trust Approved the Short Sale for a 17% payoff. The First Trust took three days to reopen the file and generate their letter on June 2nd.
This Short Sale, while complicated and trying at times, settled today, June 16th, for $285,000. The Buyers had to give up their closing cost assistance in their original offer and the Seller had to make a small cash contribution to the Second Trust. But in the end, the Seller got to avoid foreclosure and the Buyers (new parents as of the night before settlement) got a great home to bring the baby home to. Doesn't get any better than that.
If you are contemplating a Northern Virginia Short Sale, make sure you contract an experienced Short Sale Agent with a track record of successful closings. If you call me, you'll be getting both.

Make Your Move on this South Riding Townhouse, Listed for $299,000
Somtimes a great home, in a great location at a great price can seem invisible to Buyers if it's a Short Sale. This is one of those homes. It's a three bedroom, two full/two half bath, one car garage townhouse in the sought after community of South Riding. It is competitively priced to allow for new carpet and other minor repairs, which STILL puts this home well below the average sales price of about $330,000. As I said, it is a Short Sale, and is HAFA approved (meaning the bank set the price and has already approved the sale at that price.) So this is EXACTLY the type of Short Sale folks are usually looking for. It is also nicely upgraded with hardwood floors and ceramic tile on the main level, and upgraded half baths also with ceramic tile.
In an effort to make this house overcome it's problem of invisibility, I've put together a video tour with some catchy music from my childhood of the 70's. Don't discount this South Riding townhouse because it's a Short Sale.
