Cardinal Forest today retains some of the same feel that it did in the 1970's when the neighborhood was first converting to condominiums from rental units. Still welcoming newlyweds, military families and retirees the community has matured and maintained its charm. Buyers and owners can say thank you to a diligent homeowners association which makes sure that the neighborhood has been well taken care of over the years.

Buyers may be surprised when they drive through the neighborhood at the wide variety of condominiums available in the Cardinal Forest neighborhood. There are one, two & three bedroom single level units, two level townhouses and a 2100 square foot three level townhouse as well. There are a total of 68 buildings and 1050 units that make up the neighborhood. Not often when families are looking for a new place to call home can they find two neighborhoods that have it all. Location, multiple commuting options, recreation, shopping and good schools. If you find yourself with orders to the Pentagon or Fort Belvoir you may find yourself drawn to Cardinal Forest and Charlestown two neighborhoods that sit side by side in West Springfield.

Charlestown Townhouses in West Srpingfield-Cindy JonesThe tree lined streets of Charlestown, combined with the brick townhouses remind anyone driving through the area of Colonial Williamsburg. With primarily three level townhouses ranging from 1700 to a supersized 2700 square foot model, the townhomes feature curved staircases, hardwood floors (some under carpet) and brick walls surrounding the backyards. The HOA takes care of all of the exterior maintenance including a three year painting cycle and a new roof when needed.

Cardinal Forest Detached Home-Cindy Jones

Just around the corner from the townhouses of Charlestown are the
detached homes of Cardinal Forest. With ¼ acre or larger lots the homes in Cardinal Forest show the care that owners have taken since the neighborhood was originally developed in the 1960's. From two level ramblers to the largest 5 bedroom colonial you can find a home that fits your needs.

Lake Accotink Park Entrance-Cindy JonesOwners in both neighborhoods can walk to Lake Accotink Park through the entrance off of Carrleigh Parkway. The park features 3.75 mile trail around the 55 acre lake for you to run, bike, walk and don't forget your fishing pole.

Commuting to the Pentagon is as simple as stepping outside your door and walking to 2-3 blocks to Forrester Blvd or Carrleigh Parkway Both neighborhoods offer Springfield commuters multiple options. If you aren't picked up by a commuter looking for slugs then you can grab the 18G Metro Bus. If you take the 7:18 bus you will be at the Pentagon at 7:50. How great is that? If Fort Belvoir or NGA is your destination then the commute is also 30 minutes or less depending on stoplights!

Both neighborhoods are located in the West Springfield HS Pyramid and the elementary school and HS are within walking distance
. Want to shop? If you want you can walk to the Giant or Whole Foods Grocery Stores and while you are at the shopping center you can stop by Starbucks, Austin Grill or Chicken Out for bite to eat.

Giving The Gift Of Life To Pay It Forward

Donating blood

Whenever a disaster occurs anywhere in the United States the American Red Cross is one of the many public, religious or private relief organizations that responds with whatever emegency service is appropriate for the situation. Additionally, the number of indviduals who volunteer to assist is always impressive.

We Americans have a history of helping a neighbor in need. I am no authority, but I suspect it started when the Pilgrims landed in Plymouth under harsh conditions and later as the population started the westward trek. We've all heard of the barn raisings after a neighbor's barn burned down.

Unfortunately, we are not that supportive when it comes to participating in support of an ongoing emergency - the constant shortage of BLOOD. Less than 3% of Americans donate blood regularly.

Yesterday I registered donors and donated blood at in Springfield as I do every two months as part of a blood drive the West Springfield Rotary Club holds. If you are able to donate blood you can find a location for your area at Red Cross Blood. Although it would be nice, it is not important to know to whom you gave blood. It is important to know you have given the gift of life to a fellow human being.

West Springfield Home Sellers Consider The Current Days on Market When You Plan Your Home Sale

Cindy Jones-Northern Virginia Real Estate & Military Relocation Services: Real Estate Agent in Woodbridge, VA

For homeowners in West Springfield thinking about listing their homes this spring let's take a look at how long it may take to get your home sold. Many home sellers think of spring as the best time to list a home, hoping to capture summer moves.  However when the market was hot and homes sold in a few hours or days a seller could wait until the last minute to list their home and still move in June.

However looking at the current DOM in West Springfield you can see that the average time it is currently taking to sell a home can range from a month for a detached home to close to 3 months for a townhouse.  Add the longer time it takes for a buyer's loan to be approved waiting until April or May to list your home may leave the moving truck idling in you driveway into July.

If you are considering a move this summer you may want to start planning now to capture buyers who have made a New Year's Resolution to take advantage of low interest rates. It is never to early to start planning your 2011 West Springfield home sale.
