Over the last few months the sales prices in the Townes of Orange Hunt have taken a positive turn upwards.
The last two "regular" sales closed at $284,000 and $330,000 respectively. The second sale of an end unit was a flip from a short sale purchase in May. Year to date in the Townes of Orange Hunt the average sale price has been $270,961 with an average subsidy of $5,325 for a net sales price of $257,605.
It is always good to see a positive move in a neighborhood and though there are still one more short sale on the market to close which most likely will bring the average sales price down again slightly. Everyone who works in today's market knows that short sales are not always reflective of true market value for a neighborhood.
With all that the Townes of Orange Hunt has to offer, the trend of the regular sales in the last few months is a better indication of true market value for properties in the community. The next time a short sale or foreclosure goes on the market the regular sales will raise the BPO values!
