Free Admission to Busch Gardens for Military

Every year my family and I visit Busch Gardens in Williamsburg Virginia. After all, it's only a 10 minute drive for me. We usually get season passes. Busch Gardens has some amazing roller coasters, including Apollo's Chariot and the newest ride, the Griffin. It also has terrific shows and special events. The theme at the Williamsburg location is Europe (or rather The Old Country). Here you can ride the "Loch Ness Monster", hoist a tankard of beer at the Festhaus, travel through the ruins of Pompeii and even pet the Budweiser Clydesdales. It's a great place to take the whole family and definitely a "must visit" for those amusement park fans out there.

And that's one reason why I was pleased to hear that Busch Gardens would once again be offering free admission to our military families.

Anheuser-Busch InBev recently announced that it will continue its "Here's to the Heroes" program in 2009. Sponsored by Budweiser, the program was first offered in 2005 as a tribute to the service provided by our men and women in uniform and the sacrifices they and their family have to make.

The program provides a free one day admission to the service member and up to three dependents. Participants can choose from among the following parks:

  • Busch Gardens, Europe - Williamsburg VA
  • Busch Gardens, Africa - Tampa FL
  • SeaWorld Florida - Orlando FL
  • SeaWorld California - San Diego CA
  • SeaWorld Texas - San Antonio TX

Participation is simple. You can either sign up on line at www.herosalute.com or just show your Department of Defense photo I.D. at the entrance of the park. The program is open to all active duty, active reserve, ready reserve or National Guardsman.

So go and enjoy a wonderful day at Busch Gardens (or any of the other great parks) on the house!

The house at 203 Armistead Avenue was once the residence of Henry Billups, who rang the Wren Building bells at the College of William and Mary from the 1890s to the 1950s.
It and two commercial buildings on Prince George Street, including the former Mama Mia's Pizza and Deli, will be demolished to make way for a 10,500-square-foot development.
The new project, designed by Magoon Architects for property owners Nick Saras and Steve Manos, will incorporate the architectural style of the block of Prince George Street closer to Colonial Williamsburg. It will have seven apartments on the second floor.

The hope is to create a strong corner, and that one day, the property in between (his planned development and North Boundary Street) will be remodeled and updated, in a mode consistent with the block."

One after another, city council members lavished praise on the development in voting 5-0 to allow the project to proceed."In our own community, projects have basically stopped," said Council Member Paul Freiling. "Here we have a property owner willing to invest what I think is a large amount of money in this development.
"There aren't a lot of places and people that would be doing that right now."
No one even rose in the public comments portion of the meeting to offer a defense of the lonely white house.
But it will stand at least until mid-April. Because of its age, Billups House found itself on Williamsburg's list of historic structures, forcing the developers to appear before the Architectural Review Board as part of its rezoning application process.

In searching for a lot for this home there is one on South Boundary listed for $250,000. There maybe be others available as well. Please contact me for further information. I would think if they can move the Cape Hatteras Lighthouse we should be able to save and move this house !

Williamsburg native, Bruce Hornsby received his 13th Grammy nomination last week. The nomination is for the collaboration on "Family & Friends: Rambling Boy" by Charlie Haden. Pat Metheny and Jerry Douglas also took part in the collaboration. It has been nominated in the Best Country Instrumental Performance.

Bruce Hornsby has won 3 Grammys in his career of more than 30 years. Bruce was born in WILLIAMSBURG, VA and he and continues to reside here with his family.

Upon reading the article from Inman News - Death of a Listing Presentation, I have put to rest the presentation portion of the listing presentation and adopted EDUCATION. Managing a seller's expectation is done through preparation. We are better able to do that if we give them the (as Lenn Harley would say) Hard Core Real Estate Talks! I've come up with some things that should be explained during your education process:


1. You should let the seller know HOW they can contact you. Is it email? What's your response time for replying to emails? What is your response time for a phone call? How soon can they expect to hear from you after leaving a voice mail? This is important, you're setting the stage for the entire relationship. TELL THEM NOW what they can expect!


2. Explain to them a BUYER'S MARKET versus SELLER'S MARKET. Then SHOW them facts. Show them the current inventory and explain how many months of inventory there are in the area.


3. Give them numbers! But at the same time, don't OVERWHELM with too much data.

The Numbers

a) Average days on market - overall market and their sub-division (if applicable).

b) Number of homes for sale in their price range - overall market and their subdivision.

c) Number of homes that have sold in the last 6 months/1 year.

d) Homes comparable to theirs that are currently on the market - high price/low price


This will kill many birds with one stone. A seller can gage how long their home will be on the market, at a minimum. A seller would know how many listings their up against. A seller would know where their asking price will be in comparison with the others. They will know (if they don't already), what's been going on in their neighborhood.

4. What is being OFFERED on homes that are selling? Seller assistance on closing costs, home warranties, bonus' to selling agents. A seller should know if/what other sellers are doing to make their home more appealing to buy.

5. Here's a big one. What will the BUYERS SEE when considering their home? Provide the seller with printouts of active listings and go over details of the features of those homes. Everyone usually (almost always) thinks their house is BETTER than the others. A good way to show them that is to take them on a tour of the competition's homes.


Ask the seller questions. Find out their motivation.

Are you willing to sell your house at fair market value? (Typical response: "But I'm not willing to give it away.") At what price would you consider you were giving it away?"


Sellers must know that this is a TEAM effort. Everyone is working toward a common goal. That goal is to get their home SOLD! sold
