We've been treated to incredible winter sunsets in Belmont Bay recently. With warmer than normal weather and clear daytime skies you won't hear to many people complaining. Mother nature has an incredible way of painting her colors on the sky.
Hope next week is a good one for you.

With great flourish, pomp and circumstance the Woodbridge VRE pedestrian overpass opened almost 18 months ago. Then it sat with the elevvator doors locked and no one could access the overpass.
Then in December the bulldozers start to work on the Route 1 side of the tracks. Starting on Monday January 30, 2012 the new "Kiss and Ride" drop off and bus stop will now be open. For commuters this means you no longer have to the round about route to drop off passengers in the front of the station and get stuck at the traffic lights.
For anyone who takes any of the commuter buses from the Woodbridge VRE station you will now be able to catch your bus on Route 1 and Greyhound plans to also use this new stop fo passengers as well.
It may take a little bit of getting used to but this will save traffic coming in and out of Belmont Bay. This project is just the start of what is planned along this section of the Route 1 corridor. The Woodbridge VRE station is the most heavily used station in the area.
If you are interested in additional commuting information in the Woodbridge are you can check our the Northern Virginia Commuting Guide at CJ Realty Group's website.

This Blue Heron was checking out the Occoquan River yesterday while I was showing waterfront property. Considering it was in the 30's it takes grit to want to fly into the water to catch dinner.

These ducks didn't need to fly south for the winter this year. Mother Nature has blessed Belmont Bay and the Northern Virginia region with unseasonably warm weather so far this winter. It makes watching the sunrise over the Occoquan River a pleasant change from the snowmegedon of the last few years.

This is another transaction that won't appear in the MLS. Belmont Bay has been a hot bed for For Sale by Owner (FSBO) transactions in the last few months.
440 Belmont Bay Unit 304 SALES PRICE $380,000 1996 SF Waterfront
440 Belmont Bay Unit 314 SALES PRICE $500,000 1996 SF Waterfront
525 Belmont Bay Unit 201 SALES PRICE $332,000 1515 SF Marina Front
(Today's closing)
Why do I bring this up? Two reasons. First for sellers you should make sure you are paying attention to more than what you might see on local real estate sites regarding recent sales. They don't reflect all of the activity in the market and you could be short changing your bottom line.
Secondly For Sale by Owners don't need to go it alone. As an experienced Realtor® in Belmont Bay with over 40 successful condo sales, I've developed a FSBO package that provides you the assistance you need to get exposure for your property without the hefty sales costs often associated with selling your Belmont Bay condo.
If you are a homeowner and thinking of selling your Belmont Bay Condominium in 2012 give Cindy Jones and CJ Realty Group at 703-346-2213. When it comes to Belmont Bay condos we've got your covered.
