Belmont Bay condominiums, right size, right price, right location. A combination that Goldilocks and twenty six new owners have not been able to pass up in 2008.
With sizes ranging from just over 1200 square feet for a 1 BR/Den model up to 2300 square foot 2 level 3BR/3BA you choices are varied. New condos are still available on the marina with terrific water views and another building set back off the water. With eight different condominium buildings, each with its own set of amenities buyers can choose the building that best suites their needs.
Included in the twenty six condominium sales are the nine sales of new condominium units. New construction is often overlooked in market reports but new construction plays a major role in determining values in the community. We all look for the little signs in today's difficult real estate market. Today as we were finishing up an offer on a property in Belmont Bay in Prince William County we stepped outside to see this rainbow.
The sky had just opened up with a downpour a few minutes earlier. Then this double rainbow appeared across the Occoquan River.

Buyers interested in purchasing a foreclosure property often wonder if you can find properties that are in good shape. This golf villa in Belmont Bay isn't perfect but with 4 Bedrooms/3 Full Baths a garage and 2200 square feet it is a good buy. Recently my clients had looked at a much smaller golf villa at the same price. They liked this one enough that they decided to make an offer and we are just waiting for the final signatures from the bank.
If you are a buyer who is considering buying a foreclosure in Prince William County give me a call. I've held a number of buyers this year find similiar properties. For this one a few appliances and fixing a few blimished in the entrace hall walls it will make it as good as new.

Since I posted my October report on Condominium Sales in Belmont Bay, condos have continued to sell in the community.
Last month I reported on the 19 sales in the different condominium buildings in the community and this month the total for 2008 now stands at 23. Personally I've been involved in five closed condo transactions as either a listing or buyers agent in Belmont Bay in 2008 and have another condominium under contract which we hope will close before the end of the year.

Belmont Bay is one of 3 communities in eastern Prince William County that are a product of the new mixed-use concept that maximizes land use where land availability is limited. It is in an extremely attractive location along the Occoquan River as you cross over from Fairfax County. There are both town homes, detached homes and condominiums. The only new construction available for purchase is several condominiums, but there are resale town homes and detached homes.
