Dale City was the inspiration of Cecil Don Hylton and his wife Irene. His firm, Hylton Homes began developing homes in Dale City west of I-95 at the conclusion of World War II. The construction stretched from I-95 west to Hoadly Road.

Each section (community) along Dale Boulevard was given a name ending in Dale - they proceeded alphabetically from east to west.. Only "I" and "J" were omitted - they are Ashdale, Birchdale, Cloverdale, Darbydale, Evansdale, Forestdale, Glendale, Hillendale, Kerrydale, Lindendale, Mapledale, Nottingdale, Oakdale, Princedale, Ridgedale, Silverdale and Trentdale. All streets in each community had the first letter of that community's name as the first letter of its' name. For example, Hendrick St is in Hillendale.

Mr. and Mrs. Hylton made it possible for returning veterans to purchase a home as they started to build their families. Hylton Homes branched out into new markets, mainly real estate related such as managing retail centers and apartment complexes.

Yesterday, I finally got word that a short sale offer had been approved! The home went up for sale August 30th, 2008 and an short sale contract and short sale package was submitted on September 4th to the bank and today is October 24th and it's approved. The bank had scheduled this owner for a Courthouse Steps Sale on November 4th,2008.

We were running out of time to get this approved.

A little history to see how it compares to yours. This homeowner had two loans a first trust and a second trust. The good news is they were with the same mortgage company. This homeowner had not made a payment since July 1st 2008. They were three and a half months behind on mortgage payments. Yes, the banks are moving quicker on these foreclosures. Don't think you have six or eight months until foreclosure. It's depends on the bank your loan is with

Short sales take a lot of patience and a lot of negotiating. I swear I think the banks need to hear "no it's not worth that much three of four times before they GET IT!" This short sale offer was tuned down three weeks ago. I had to resubmit everything again, and take a different tactic with the bank in order to get them to see the light. It worked!

The good news. It gave me great pleasure yesterday to make a call to the owners, who were just heartbroken and resigned the home was going to foreclosure in two weeks. When I called them, it was as if I lifted the world off their shoulders. Now that's a great feeling...to be able to relieve that kind of stress from a family.This is why I do real estate.
