Have You Tried Recycling Your Photos? One May Even Get Featured

Karen Kruschka - Prince William, Fairfax ,Stafford County VA Real Estate Service: Real Estate Agent in Woodbridge, VA
A few weeks ago I took several pictures of a Cape Cod home - I was taken by the white picket fence with yellow roses.

Since I have been writing posts about seasonal colors in Northern Virginia I cropped one down and wrote a post entitled

Every Spring I’m Reminded

Woodbridge VA Roses on picket fence

About a week ago I decided to write a post about subdivisions that don't have HOAs. I took out one of my saved Cape Cod photos, cropped it and put it in a post entitled

When Your First Time Buyers Say "No HOA"

It was "featured" and reblogged

Woodbridge VA Cape Cod

The HOA post also needed a photo that was in contrast to the cute Cape Cod. You got it - I used another saved photo I had used a year or so ago.

Woodbridge VA No curb appeal

If either my husband or I say, "Let's write a post about------" it is easy to pull up an appropriate photo since our photo inventory is well cataloged. It also saves a lot of time driving around in search of a photo.

How To Lock A Door

Respect Another Person's Home

A few weeks ago I listed a custom, all brick rambler that is very competitively priced in a neighborhood of cookie cutter homes. My prediction that it would receive heavy traffic was absolutely "on the money".

Since the home is vacant I went over to it the first night (Friday) to check security.
  • Over half of the lights were on
  • The back door was open, not unlocked, but open.
On the second day (Saturday) Arthur checked the house late afternoon and found some agent's client threw a soiled diaper in the hall bath after changing her baby. Fortunately, she didn't try to flush it down.
Camel

On the third day (Sunday) we were on our way home from church when an agent called.

"Karen, I'm at your listing on &$#@ Street. The lock box is hanging open and the key is in the front door."

I know and so do you that some lazy agent unlocked the door so his/her client could come by later and gain access.

That was the straw that broke the proverbial camel's back.
  • Key out of the lock box
  • Appointment with listing agent
Since we live about 10 minutes from the listing that wasn't a problem - Arthur opened the door and stayed outside until whoever he let in left. The good news is on the fourth day we let a young couple and their agent in and within two hours had a very workable offer that is now ratified

Why is this happening so frequently nowadays? Frankly, when the market started to heat up in 2000 - 2001 many, not all, people entered the real estate business for the quick buck. When the market stumbled and crashed many of them stayed on to list or buy short sales and foreclosures, then rehab and flip them for another quick buck.

Anyone who has been in the real estate business more than 10 years realizes there are way too many people among us now who have no right to be called REALTOR®.

In my nearly 4 years of AR blogging I have not wasted time writing posts ranting about other people's shortcomings. However, in our 35 years in the business neither Arthur nor I have seen such a blatant lack of concern in and respect for another person's property, The scenario above hit a very "raw" nerve on the subject of professionalism

When Your First Time Buyers Say, "No HOA"

Karen Kruschka - Prince William, Fairfax ,Stafford County VA Real Estate Service: Real Estate Agent in Woodbridge, VA
You're out showing homes to a first time buyer couple. They've told you they prefer homes where there are no homeowner's association. Since they'll be moving from a small apartment and will be spending money to furnish their new home they prefer not having the additional expense of HOA fees.

You drive up to a little Cape Cod with dormers, picket fence with roses, fireplace and an American flag. Husband and wife both announce, "This is it" and you haven't even shown the interior yet. The interior is quaint with lots of cute nooks and crannies plus a built-in corner hutch in the dining room. You know they've fallen in love with it - they're holding hands as they take the tour

Woodbridge VA Home

Once outside you notice the homes in the immediate area are in good condition and well cared for. However, you know there are homes throughout the subdivision that do not show as well - it doesn't have an HOA

They've asked to tour the neighborhood to "get a feel" for it. How do you address it when they comment on the "cosmetically and physically challenged" homes a few blocks away?

After all
  • The lack of an HOA set up the conditions for derelict houses in the subdivision
  • One of the neat houses within eyesight of the home they're interested in could go "rogue"
There are many reasons people may prefer a home without an HOA. However, these are first time buyers with no experience. They are looking to you for direction. What direction will you recommend?

My husband and I have assisted many first time buyers during the 35 years we have been in the business. We will counsel them thoroughly on the pros and cons of purchasing a home where there is no architectural or use control provided by a homeowner's association. It is the type of counseling we would want a REALTOR® to give our first time buyer children if we were out of the area and unable to counsel them in the decision
