First Time Home Buyers and First Time Land Investors. This is also good information for anyone thinking about buying land to have a home build or build on the land as an investment. And evern folks that want to selle land of theirs.

In most areas of the Country, especially in developed areas, a building permit may not be issued without a satisfactory perk test on record with the Counity and the Town. Most land buyers restrict themselves to looking at land, that has a approved perk site. In the cases that a perk test has not been done,
I sure do highly recomend that you have a contingency in the land contract that will make the final sale of the land. Subject to a favorable official perk test. A preperk test, this is an unofficial test conducted by any septic system installer. It sure can be a worthwhile investment to deermine whether a piece of land is really worth pursuing.
Now if the land is unperked and the seller for some reason is reluctant to allow a preperk or a perk contingency clause- that sure is a tall tell sgin of buyer beware. You could very well be on your way to purchasing yourself a beautiful campsite that will never be able to be built on.

Here is a real fine book, that was written just for folks that have or thinking about buying a vacation home that has a private water system. It covers how all the different components of a home water system work's. And there are lots of tips on installation and repairs as will, as troubleshooting advice if things start going wrong. This here book has excellent illustrations in it. The topics that are covered include sources of water, types of pumps and where to get them, hooking up a system, water quality, water purification, septic systems, outhouses, alternative toilets, graywater, closing and opening your vacation home, and geting water in the winter.
I can say that I sure could not put this book down once I started reading it.

First Time Home Buyers if you just got your first pet family member, to go with you new home. Here are some general doggy etiquette for you to know.
Its up to each of us to teach and help our Doggy pet family members to learn proper etiquette. And for us to show proper etiquette when we have pet family members out and about with them.
These Etiquettes are really to help keep your doggy and you safe, and out of trouble. I for one love my pet family member to much to let them be in any kind of trouble. When I could very will have keeped it from happing.

First Time Home Buyers, if the home your looken at to buy. Has a Septic System, have you wondered how drainfields are designed?
The main job of the drainfield is to purify and disperse the effluent flowing out of the Septic tank.

The size, design, and the location of a private septic system drainfield for any given home, really depends on a whole lot of things. Such as the local soil characteristics, just how much wastewater flow there will be, the slope of the ground, and the depth to the groundwater or the bedrock in the area. Now the objective is to distribute the effluent into an area with an adequate depth of suitably permeable, unsaturated soil. The drainfield needs to also be located just as far as possible away from all drinking-water wells, any streams and lakes, any steep hillsides, road-cuts, and property lines.
The specific design criteria are up to and provided by the local building or sewer codes, and they do often vert from one locality to the next. The local health department of an area, often require a permit before any work starts on a dreinfield and they frequently can give you helpful advice.

Some roof vocabulary to know:
Barge board - a boaed that conceals roof timbers projecting over gables.
Beam - a long piece of wood or even steel that supports the roof - in a group that can form a truss.
Cornice - the overhanging part of the roof, that sticks out past the walls.
Eave - this is the beam ends of the roof of the home. That creates the cornice and allow water from the roof to drip off away from the walls of the home.
Fascia - this is the edge of the cornice.
Gable - a triangular roof.
Rafter - parallel beams that support the roof. Similar to how the joists support the floors and ceilings of the home.
Soffit - this is the underside of the eave.
Truss - the framework of beams, kind of like ribs, that support the roof of the home. Usually triangular.
