First off it's best to use a common sense approach to all mold problems. And prevention is always the best cure, and fast action prevents mold from doing damage to your home. And to call a professional company that is certified in mold restoration.

Do

Act quickly to prevent mold growth.

Find and repair the source of the moisture.

Start drying all wet areas just as soon as possible.

Don't

Leave wet fabrics in place. (Dry them as soon as possible)

Please do not try sanding mold off anything, all that will do. Is send the mold spores in to the air, and through out your home.

Hidden Mold

The Mold family really enjoy's, playing hide and seek. Your it!

In some cases, mold growth in your home may not be in an obvious place. It's very possible that mold could very will be growing on hidden sufaces, such as the back side of the dry wall, wallpaper, or even paneling, the top of ceiling tiles, the underside of carpets and pads. Other possible locations of hidden mold can very will include walls behind furniture, condensate drain pans, inside air handling units, porous thermal or acoustic liners inside ductwork, or roof materials. Dry wall with vinyl wallpaper over it or even wood paneling, can act as a vapor barrier, trapping moisture underneath the surface and thereby providing a moist evironment for mold to grow.

When the home you want to buy, has a Crawl Space. It's very important to have it Inspected.

As there are numerous problems which can occur in the Crawl Space of a home. Homes with crawl spaces are not always older home, many homes that are built today have only a Crawl Space under them. It sure is not uncommon to find leaking drain lines or a rotted flooring from a bathroom that has had a leak, that can often be accompanied by improper repairs. I have been in Crawl Spaces, and found the structure has been improperly supported by concrete blcoks laid in the wrong direction. Blocks are only structural with the open cells in a vertical direction. And I've found untreated wood in direct contact with the earth. I have also often found open air conditioning duct lines in the past, and even exposed wiring and if there is proper drainage sure is always a big concern in Crawl Space's.

Water can be very destructive and can very will foster conditions that are deleterious to yours, and your familys health.

For that reason, the property the home set's on. The grade should slope away from the home, and the interior first level living area, should be sveral inches higher then the exterior grade. Also it's a good idea for the home to have gutters and downspouts that will help carry the rain water that comes off the roof, away from the home. One good idea if it can be done, is to have this rain water carryed to some kind of hard surface. In conjunction with the cellulose material found in most home these days, moisture can facilitate the growth of biological organisms that can compromise building materials and produce mold-like substances that will endup having an adverse effect on yours, your family's, and the health of the home.

Moisture intrusion to the home is a problem, in which you should always be aware of. It involves a lot of interrelated factors of your home, and it sure can be unpredictable, intermittent, or constant. When moisture intrusion is not self evident, you'll also be able to know it's going on. by musty odors, peeling pant or plaster, efflorescence, there may even be salt crystal formations, rust on metal components, and wood rot going on. However, condensation and humidity can also produce similar conditions if the home's temperature in an area is not maintained above the dew point. Nevertheless, if such conditions do exist, or if you or any member of your family suffers from allergies or asthma, you really should consider having a specialist inspection done.

When the winter starts it's winding down:

Homeowners across the Country usely start thinking about their spring cleaning. While some of the projects, like putting away their winter clothing, are symbolic and associated with the fun in the sun that lies ahead of them. Others, such as clearing away a winter's worth of clutter,

are merely associated with an afternoon spent working off a season's worth of procrastionation.

( If you are going to be listing your home for sale this spring, Please do not have areas of your home looking like this when Inspection day comes). Take pity on the Home Indpector.

I would also like to ask the help of all Listing Real Estate Agent's to get your listing client to clean areas like this around the home.

While all spring cleaning projects need to be done sooner or later, some carry more weight than others. Such is the case with post-winter repairs of the home. Much like your automobile can take a beating over a long winter, so, too can your home. That heightens the importance of post-winter home checkup. Once the cold weather has gone away, consider the following four post's to ensure that your home has made it through another winter in one piece.

Remember it sure is a good time to be Selling and Buying a home!
