FORECLOSURES or BANK OWNED PROPERTIES - Stowe, Vermont Area
Vermont does not have many bank owned real estate properties. However, I feel that the number has increased and will continue to increase in the next few years. Our MLS system does not allow for a simple search of such properties, but I am able to create specialized searches for bank owned real estate. The searches do not automatically update, but I will do my best to keep it current.
Buying a foreclosure, or short-sale property can be very complicated. I have been a licensed Realtor® in Stowe since 1998. I just recently received the National Association of Realtors SHORT SALE AND FORECLOSURE Certification. and I am an Accredited Buyer Representative. Basketball, Real Estate and Video - Can't Get Much Better Than This!
I wrote my very first Active Rain Blog on January 10, 2009. The blog was about two subjects I was, and still am, passionate about - basketball and real estate.

Now I am another year older and still learning new ways of doing things. In 2010 I decided to jump into the Video world. I must admit, it has been difficult, confusing and frustrating. But it has also been a lot of fun.
The first project I decided on was to create a Video about this year's Stowe High School Boys Varsity Basketball Team. My son, a junior, is one of the starters - #15. I attend most of the games and always have my camera and my Christmas present - Samsung Video Camera.
We are almost done with the basketball season and I have the project just about complete. Still have one game and then on to the tournament. Stowe's team has not had an impressive season thus far - only 3 wins; but they do play hard and never give up. Next season should be better with a stronger senior bench.
I thought I would share this Video with my Active Rain members. I know the video would be more enjoyable if you are one of the parents or players. I do think it's fun and makes them look pretty darn good! And the music is Great!
Next, I will incorparate some of my new found knowledge to making real estate videos. I don't think it will be as much fun as basketball but could certainly be more profitable! I do believe that a lot of real estate sales are emotional; and if you can tie visual with audio to the property, you may pick up a few more transactions that will actually close.

The Good Morning America Show of ABC came to Stowe, Vermont in January 2010. They produced a video about Stowe, Vermont. As a Virginia/Washington D.C. transplant to Stowe in 1987, I feel it captures the essence of our town quite well. I decided to share it with you just in case you missed it!

Stowe Vermont Condo and Townhome Sales - Market Report 2005 through 2009
Stowe, Vermont as a four season resort has many condo/townhome projects. The majority of these
properties are owned by second home and vacation home owners. As a result of the real estate bubble in 2005, the stock market crash in 2008, and the recession of 2009, it is not surprising to see a reduction in sales. To further complicate condo sales, the mortgage companies have made the purchase of condos, especially in a resort town, much more difficult. Stowe, Vermont is a beautiful, four season resort town. Stowe has a full time population of about 4,500
people. Many of Stowe homes and condos are vacation and second homes. As anticipated, the number of homes sold in 2009 were down. Below are market statistics by year and a chart for each year. The data used is from the Vermont Real Estate Information Network MLS. Most of Stowe's sales are through the lcoal MLS. You can click on the charts for enlarged versions. The trends in Stowe tend to mirror other resort towns. Basically, the number of homes sold has
decreased, the average number of listings has increased, the average list and sale prices have decreased as has the average price per square foot, and the number of days on the market has increased since 2005.
Of interest is that the 4th quarter of 2009 had a significant increase in the number of sales and the number of homes placed under contract.
I have been a Realtor in Stowe since 1998. I have never seen a better time to buy. Take advantage of the higher than normal inventory, the lower than normal prices, the low mortgage interest rates, and first time buyer/move up buyer tax credit before it is too late.
