Real Estate Market Activity in Battle Ground Washington - October 2009

Earlier this weekr we logged into the MLS for Vancouver and Battle Ground to obtain a quick snap-shot view of what happened real estate wise within the confines of Battle Ground, in Clark County Washington. Here is what we have to report:

From this quick view we see an almost 33% Decreas in the number of Pending transactions, while the number of Sold homes decreased by One; as well as about one year's supply of inventory available at the end of the month. This month the 3rd Party + Pre-Forclosures + Foreclosures combined are about 29.9% of the Active homes listed (26.5% last month), yet they represent about 40.7% of the homes going under contract (27.5% last month).

Key items we are looking for in a market turnaround are not just an increase in the number of transactions but, an increase in the non-PreForeclosure / Foreclosure category. In our opinion we are starting to see a leveling in that ratio overall in Clark County, with more fluctuation short-term in Battle Ground

Battle Ground, Washington has the greatest sense of community!

Every year Battle Gound, WA has a great Halloween tradition. All of the businesses along Main Street set up shop out in front of their stores to hand out Trick-or-Treats. There are crossing guards at every intersection. Hundreds of children attend this event. This year it was held on Friday the 30th to accomodate businesses that aren't open on Saturdays. It was a great turn out.

This event is just one of many that make Battle Ground stand out as a great community that I'm very happy to live in!

Get ready! It's almost time for the annual Lady Bug Bazaar.

• What: The annual Lady Bug Bazaar is an event not to be missed. It's held every year on the first Saturday in November.
• When: November 7, 2009. 9 a.m. until 4 p.m.
• Where: Battle Ground High School. Both Gyms.

I'm hooked on this HUGE event. There are crafts, housewares, toys, food and more. Put on yearly since 1967 by the GFWC (Good Friends Who Care), it is the largest non-commercial bazaar in Southwest Washington.

Good Food, Reasonable Prices, Service with a smile!!! Everything you would like to find in a restaurant,well I found it tonight. I was showing homes to a client in Battle Ground, and it was late, so we went to City Grill in Battle Ground to have dinner and discuss the homes we had just seen. I had not been to City Grill since they re-opened. I was pleasantly surprised. The atmosphere was pleasant, from the fireplace, which goes between the bar and dining room, to the Big Screens in the bar.

As soon as we entered we were greeted with a smile, we choose to sit in the bar, the bartender was our waiter. He was pleasant, helpful and very attentive.

The food tasted great, and there is a very large variety to choose from. I also placed a to go order to take home to my kids, it was packed well and passed the teenage test!!

They are located in the same shopping center as the Battle Ground Theatre, what a great date night. Dinner, movie and then back to sit in the bar by the fireplace and have a drink. They also had a large dessert menu, unfortunately we were to full from the large portion to order dessert.... Good Food, reasonable prices and service with a smile all in our little town of Battle Ground!!!
