The only way you can make a Bothell condo investment work for you is by firmly establishing ahead of time that you will be heading towards profit. If you have never been involved in a real estate transaction before you’ll need to get some help with this.
Contact your Bothell real estate agent and let him know that you need some expert advice. He’ll let you know who to contact to do some serious number crunching. There are a lot of numbers that need to be examined before coming to a final conclusion that a profit can be made. There are formulas and other mathematical processes that can help you work out the profit ratio from any property you are looking at buying.
When it comes to the right location and type of condo that would be the best investment, your agent is the person you need to turn to. He knows what parts of town have the best areas and which ones to avoid. He’ll have first-hand knowledge about these things and you can trust his judgement.
He’ll also let you know what kind of condo is most wanted in each area. For example, in one area 2 bedroom condos may be the rage while in another part of town 3 bedroom units may be hot. It all depends on the demographics and real estate trends in Bothell.

Keeping Your Children Safe When Selling Your Bothell Home
There is something that a lot of people don’t take into account when they are selling their Bothell home. This is their children’s safety. You are going to be having a lot of strangers walking through your home in the next few weeks or months and your children’s safety should always be a top concern.
Here are some tips that you should follow to keep your children safe while you have your Bothell Home on the market.
1. If somebody walks up to your home and knocks on your door for a viewing, let them know that you want to talk to their real estate agent first. You can ask for their agent’s number while they wait and you can give them a call. This will let you know whether they are really a person in the market for a new home. If you still feel uncomfortable about letting this person into your home, tell them to make an appointment with their real estate agent first and come back later.
2. Take down any pictures you have of your children. Your Bothell real estate agent will take pictures of your rooms and you don’t want any of these photos being shown on the Internet.
3. Don’t leave any schedules out that show where your children will be at certain times. Any schedules should be taken down, in fact, so that strangers don’t find out when you will be in the home and when you are going to be out.
It is a sad situation that these precautions need to be followed in this day and age, but it is a fact. It doesn’t really take much to protect your children when you are selling your home and you’ll feel so much better if you implement these suggestions. It’s always best not to leave anything to chance.

The problem with a bug infestation is that it is often difficult to get rid of pests once they have taken up residence in your house. While bugs are an inescapable part of living on Earth, no one likes to share a home with them. If you are selling a Bothell home with a pest problem, it may be difficult, but not impossible, to find a buyer willing to deal with it.
It goes without saying that you should first do everything you can to get rid of the pests. Extermination companies abound, and hiring one can protect your Bothell home and its market value. Let the exterminator now that you are selling the house, and work with him or her on ways to minimize the evidence of pest extermination.
Invest in repairing any damage caused by the bugs. Not only is pest damage unsightly, the bugs may have compromised the safety of the home. For example, termites can weaken the structural integrity of the home. Once you get rid of them, have the house inspected and repair any damage.
The law requires full disclosure of any problems with the house. Therefore, you must tell your real estate agent and the buyer that the home has a pest problem. One way to overcome the challenge of revealing this information is to offer to pay for a year’s worth of extermination services upon purchase of the house. A buyer may still consider the home if they feel they will have help combating the infestation.
You should still be prepared to lower the asking price, though, when selling a Bothell home with a bug problem. A bug infestation is often a sale killer, so even an offer that is less than what you want may be better than nothing at all.
