What was the real estate market like at Canyon Ridge Condominiums in 2010? Condo sales values in Canyon Ridge Condominiums were much stronger than the 2011 sales report by 27%. The values of condos in 2010 were very stable due to NO short sales or foreclosures being sold in the whole community. The big difference in price comes in 2011, when the first foreclosure shows up and sold for $105,000 while the median price in 2011 without the foreclosure would have been $202,500... OOOOUCH!

Sales in 2010 had a 26% higher $/SQFT (price per square feet) than 2011. The median sales price was $230,625 with the lowest sale being at $197,000.

There were four sales in 2010 in comparison to only three in 2011, and one being a foreclosure that has brought values down dramatically.

Let's hope that 2012 offers stable or increase condo values as I'm sure homeowners would like to sell, but are not able due to their loan payoff exceeding fair-market value.

Here are Canyon Ridge Condominiums Real Estate Market Stats for 2011- Bothell, WA. You would think that a condo community of 75 units would have around 10-20% of sales each year, but 2011 was a slooow year. Canyon Ridge Condominiums only had three sales, two being traditional and one being a foreclosure (REO).

Its clear that the real estate market is slow, but its even slower for condominiums and going into 2012... I believe that there will be more foreclosures and short sales to come. I will provide an update at the halfway mark this year (June) and see where prices are and will be as we finish 2012.

The demarcation between city and country used to be the left turn you made from Main Street in downtown Bothell onto the mysterious and wooded Bothell-Everett Highway. Everything's changed now, of course, except for a piece of country between busy Bothell Way and the high/bio-tech diversity of Canyon Park. I'm referring to the shopping experience known as Country Village.

"Boutique shopping meets barnyard" is a good way to describe Country Village. The charming shops are one-of-a-kind (no Starbucks here!) and feature everything from antiques to clothing to kettle corn. You can visit with a wedding planner, have breakfast and get a massage - all in one visit.

Country Village looks festive year-round. The business owners are committed to quaint and seasonal decorations, with profusions of flowers and herbs in the summer, corn stalks and pumpking galore in the fall and twinkling lights in towering firs in December. Chickens and roosters stroll throughout the complex and there's a large pond with dozens of ducks. Since they live here year-round, by all means bring along a bag of breadcrumbs. The ducks and geese at Country Village aren't shy about accepting hand-outs!

Kids will enjoy the swing sets and playground out back. This is also boarding central for the mini-locomotive that chugs through the Country Village grounds, rain or shine. There are also special events, depending on the season: Farmer's Market in the summer, trick-or-treating at Halloween and Santa in December - there's always something happening at Country Village!

It's especially lovely in the holiday season. Just imagine sipping a hot chocolate pond-side after an afternoon of shopping, the Christmas lights a-twinkle in the dusk and reflected on the water. Country Village is a welcome refuge and alternative to the mall, the service is personalized, the experience unique--and it's right next door.

There are about 527 properties for sale in the 3 zip code area that makes up Bothell as of October 24, 2011. This is almost half of what the inventory levels were at the height of the three year market in September of 2009.

The average property in Bothell as of October 24, 2011 have been on the market for about 160 days and is trending upward which is typically for this time of year. In comparison last year the homes had an average market time of 125 days.
