Snohomish county has seen an increase in buyers out there looking for property in the Seattle suburbs. The market is a bit trickier, but pricing your home correctly and hiring a full service REALTOR can help to navigate the market so far for 2008. Let's look at numbers for the Brier WA 2008 Feb market so far -compiled by Cooper Jacobs Real Estate Services from information in the NWMLS.
Brier WA has a slight increase so far over January 2008 numbers for February 2008 inventory....
There are 22 Active listings and two of these are Subject to Inspection (STI). There have been 10 new Brier listings since the beginning of 2008 and 3 closed sales so far for the year.
Here are some of the Active stats:
These Brier Active listings range from 3-5 bedroom (average of 4 bedrooms), 1-3.5 Baths (average of 2.45 baths), 1225-3774 square feet (average of 2461 sq feet). These homes are priced between $321,500 and $889,000 listing price. They range in days on market (DOM) from 1-186 days with an average of 79 days on market. I am seeing that while the market time is taking a bit longer in most cases, the homes that are priced properly and Staged are faring better.
Three solds in 2008 so far -
SP/LP ranges from 98.55% to 100% so far with $1,310,950 total sales volume for 2008.

Time for another look at Brier WA 2008 current market:
Remember this is all from the MLS data (NWMLS), but compiled by Cooper Jacobs.
Active real estate listings from the MLS in Brier WA as of today is 15 listings - this is down from last week's 17. These range in price from $321,500 to $889,000 and size from 1225 sq ft 3 BR/1BTH to 3735 sq foot 5 bd/2.75 BTH homes with the average being 2443 sq feet 4 BD/2.27 BTH $561,640 home. Our inventory supply has dropped from 2.55 months of supply of houses in Brier WA to 2.25 months supply.
Brier WA sales for 2008 so far? 2 houses! Not bad for less than three weeks into the 2008 real estate year! One was on the market for 34 days and the other was on for much longer at 165 days. Both were listed in the high $400k price range and both were in Brierwood.

The Seattle suburb of Brier WA is nestled at the top of Lake Washington with an easy commute to Seattle, Everett, or Bellevue. Brier Houses have steadily increased and with all of the media hype regarding Seattle's real estate market, I wanted to look at some Brier WA real estate numbers. Forgive me because I am a real estate agent with a degree in accounting, but I always like to look at the numbers!
In order to look at Brier WA 2008 real estate, you first have to look back at 2007. In 2007, there were 80 residential real estate sales in Brier. This gives us between six and seven houses sold in Brier per month overall and does not take into account any slow or fast seasonal periods.
Some of the 2007 stats:
The average Brier WA home sold in 2007 was a 3 bedroom home and the average bath count was 2.23 baths. The average Brier home sold in 2007 was 2104 square feet. The average Brier WA listing price for real estate was $466,778 and the average sale price was $457,341 (not a bad ratio considering all the "doom and gloom". The average days on market for a home in Brier was 51 days (range of 6 - 240 days).
So now, let's look at the current market:
No sales recorded in 2008 to date, but there are three pending sales. Active listings in Brier as of today is 17 listings. The averages on these are as follows: 4 bedroom, 2.36 bath, 2328 square feet, and the listing average price for a home in Brier is $533,070. The average days on market is longer at 76 days (range from 4 - 157).
No doom and gloom in Brier - the active inventory for Brier WA real estate is holding at only 2.55 mos of supply right now which is not too bad if you are a seller considering a move. The important thing to consider is how will you position yourself on the market?
