Camas, Washington School District Test Scores have become an important part of my real estate business. I serve a lot of families and first time home buyers that have children that are school age. Many of them ask me to show them homes in the best school districts. Camas has always been known for great test scores.

Over the years I have had families "fighting" to get into the Camas School district. I know one person who has a child in another school district who calls the Camas School District every month to see if someone has moved out of the Camas School district so her children can take their spot. She was told that the best time to call for that information is right around Christmas. She said a lot of people move out of the district about then.

From what I have learned from personal stories, the Camas schools have great teachers, great test scores and also great skills in helping students who have learning disabilities.

The Jack Will Rob is the cool place to hang out! There are safe, structured after-school programs for art, music, computers and many other opportunities. My grandchildren attend alot of the Jack Will Rob programs. There is a $20 yearly membership fee. There are additional fees for summer camps, team sports and other special fun events.

There are a myriad of powerful kid-friendly learning opportunities. The Fitness program offers flag football, kickball, dodgeball, basketball, etc. The computer room has 15 computers with high speed internet, and teaches web design, web graphics and even movie making.

Real Estate Market Report for Camas Washington, December 2009

We've logged into the MLS for Vancouver and Camas early this month to obtain a quick snap-shot view of what happened real estate and home sales within the confines of Camas, in Clark County Washington. Here is what we have to report:

Camas Washington Real Estate Market Report by John Slocum & Kathryn Alexander REMAX Vancouver WA

From this quick view we see the number of Pending transactions is down another nine (9) Homes when compared to the number of homes gone Pending in November; as well as a 12.6% decrease in the number of total Active listings available at the end of the month (a decrease of 3.2% the month before). This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 32.8% of the Active homes listed (about 34.2% last month in Camas), yet they represent about 60.0% of the homes going under contract (about 44.1% last month in Camas).

Key items we are looking for in a market turnaround are not just an increase in the number of transactions but, an increase in the non-Pre-Foreclosure / Foreclosure category. In our opinion we are starting to see a seasonal slowing in "normal sales" overall in Clark County, while distressed properties are staying the same or slightly increasing.

The Chart Below compares Camas Washington Home Sale Prices and Trends with other nearby Towns: Vancouver WA, Washougal and Portland Oregon. As you can see the average home price in Camas has dropped considerably since late June 2009 (about $75,000).
