We've logged into the MLS for Vancouver and Camas early this month to obtain a quick snap-shot view of what happened real estate wise within the confines of Camas, in Clark County Washington. Here is what we have to report:

Camas Washington Real Estate Market Report by John Slocum & Kathryn Alexander REMAX Vancouver WA

From this quick view we see the number of Pending transactions is down 4 Homes when compared to the number of homes gone Pending in September; as well as a modest 7.9% decrease in the number of total Active listings available at the end of the month (a decrease of 6.5% the month before). This month the 3rd Party + Pre-Forclosures + Foreclosures combined are about 32.7% of the Active homes listed (about 31.4% last month in Camas), yet they represent about 42.2% of the homes going under contract (about 38.8% last month in Camas).

Key items we are looking for in a market turnaround are not just an increase in the number of transactions but, an increase in the non-PreForeclosure / Foreclosure category. In our opinion we are starting to see a leveling in that ratio overall in Clark County.

The Chart Below compares Camas Washington Home Sale Prices and Trends with other nearby Towns: Vancouver WA, Washougal and Portland Oregon. As you can see the average home price in Camas has dropped considerably since late June 2009 (about $50,000).

This month the 3rd Party + Pre-Forclosures + Foreclosures combined are about 31.4% of the Active homes listed (about 31.2% last month in Camas), yet they represent about 38.8% of the homes going under contract (about 58.4% last month in Camas).

Key items we are looking for in a market turnaround are not just an increase in the number of transactions but, an increase in the non-PreForeclosure / Foreclosure category. In our opinion we are starting to see a leveling in that ratio overall in Clark County.

ClocksStarting a new business or retiring with some extra time on your hands? Any subject in the world can be researched through our fabulous library system.

The Camas libary is awesome. It is new and up to date, has plenty of computers (donated by the Bill and Melinda Gates Foundation) and best of all...it has these great "coffee-house" comfy chairs to curl up in next to some sunny windows on the south side of the library. It's just completely luxurious to while away an afternoon with a good book.

The library is located at 625 NE 4th Ave. in Camas, WA. Their hours are Monday through Thursday 10 am -9 pm and Friday 10 am to 6 pm. On Saturday the hours are 10 am to 6 pm. Closed on Sunday. Some of the fun stuff they do are story hours, celebrate Dr. Seuss' birthday and reading and discussion groups for all ages.

Here are some tips that will help you maximize your time spent at Camas Library:

1) Get a library card! There are no library fines at the Camas Library unless you lose a book. If you lose a book, you have to pay a replacement coverage cost.
(2) There are computers available so you can apply for a new job or learn a new skill. Computer time is one hour a day, but the upside is that the internet at the library is super fast.
(3) There are reference books about every major company, who the CEO/President is, their company philosopy, how many people work there and other pertinent items you'd want to know for an interview or researching that new career.
(4) There are reference/front desk people, you can call them and ask a question and they'll get back to you with the answer.
(5) If you don't like to read...there are CD's, DVD's, etc. Grab a CD to listen to in your car on your commute or while working in your garden. The ultimate in multitasking...learn a skill while you work.

A few days ago we logged into the MLS for Vancouver and Camas to obtain a quick snap-shot view of what happened real estate wise within the confines of , in Clark County Washington. Here is what we have to report:

From this snap-shop view we see an almost 48% increase in the number of Pending transactions compared to the number of SOLDS, as well as a modest 8.5% increase in the number of total Active listings available at the end of the month. This month the 3rd Party + Pre-Forclosures + Foreclosures combined are about 32.9% of the Active homes listed (about 33.7% last month in Camas), yet they represent about 34.9% of the homes going under contract (about 26.5% last month in Camas). 

Key items we are looking for in a market turnaround are not just an increase in the number of transactions but, an increase in the non-PreForeclosure / Foreclosure category. In our opinion we are starting to see very positive improvement in that direction overall in Clark County, and expect the increase in pending transactions for Camas to continue into August.
