Market Update: Carnation, WA 98014
The city of Carnation, Washington, is a picturesque small town on the very eastern fringe of the greater Seattle metropolitan area. It’s tucked up next to the foothills of the Cascade Mountains. The city was incorporated in 1912 as Tolt, Washington. A few years later (1917) it was named Carnation, then in 1928 it was renamed back to Tolt, then finally in 1951 (twice and forever) it was renamed back to Carnation, after the research farm Carnation Milk Products.
It’s an interesting local history. Elbridge Amos Stuart (1856 – 1944) founded the Pacific Coast Condensed Milk Company in Kent, Washington in 1899. It was based on the newly developed process of evaporation. Now days we don’t think much about fresh milk, it’s delivered fresh and cold everywhere. But before refrigeration readily available fresh sanitary milk was rare. Stuart had his ups and downs with this new business and method for several years. His partner left him in 1901 with the company and over $100,000 in debt. He pressed on with the simple idea that milk was a staple and never lost faith that quality milk came from healthy cows.
He believed in this idea so much that he purchased purebred bulls and distributed them to local farmers that were his distributors. This led to the creation of a breeding farm, the Carnation Farm. With each successive generation came a better healthier cow with better milk production.
One day on a trip to Seattle Stuart walked by a tobacco shop. He saw some cigars on display named, Carnation. There you have it ... the Carnation Evaporated Milk Company.
"Carnation Condensed Milk, the milk from contented cows".
It’s funny the things you remember as a child, but I remember riding to Newcastle to see my Great Grandmother. There was always a can of Carnation Evaporated Milk in the kitchen. She loved it with her coffee and tea.
A.E. Stuart served in the company directly until, as Chairman of the Board, he passed away in 1944. The company sold to Nestlé in 1985 for 3 billion...
Today, Carnation is a small town in an absolutely beautiful rural area. It’s outside the urban growth boundary and has a lot of small farms and equestrian properties. Much of the zoning in the area is 5, 10, and 15+ acre minimum per household. You’re about an hour out of Seattle on light traffic days, 30 minutes from Issaquah, and 45 minutes from downtown Bellevue. There’s no shortcuts, you have to go around Lake Sammamish north or south to get anywhere west.
I hope they never build a freeway there. I like the fact that it’s unspoiled and somewhat remote yet on the fringe of the Northwest’s largest metro area. If you head 20 minutes south to Interstate 90 you’re on Washington’s main east/west corridor. There are a lot of very beautiful (absolutely awesome) estates in the area, but Carnation hasn’t lost its old world charm and still has plenty of quainter homes that depict its rural history and roots.

Lets start with residential...
Here are current stats for Duvall and Carnation. I added rows for "pending" since I think it tells an interesting story... what homes are actually selling and getting offers. I won't draw the conclusion for you... let me know what conclusion you draw. I also added a column to indicate trend since the last report.

I should provide the same caution I provided last time about the Carnation numbers... we only had 3 solds for this period (1 more than for the last report), so I ‘m not sure a lot can or should be deduced from the Carnation info.
The good news this week is 6 home sales closed in Duvall and Carnation this past week! (5 in Duvall, 1 in Carnation) A couple more went "pending", so an offer to purchase has been made and accepted.
At first I wasn't that impressed, because about 10 properties showed as ‘new' on the market... but the reality is that many of these were just expired listings that showed back up on the market the next day because the same (or a different) agent relisted them with a new contract. These new properties were pretty evenly spread between Duvall and Carnation. I did spot several short-sale and bank-owned homes in the bunch, which is never a really good thing to see in any market. You don't see a huge number in this area, so we'll just have to keep our eyes open in case we see a trend.
There was a mixed set of activity around condos in Duvall (one cancelled, 1 new) and land (one expired and one new)... must be a trend. :-)
There were also quite a few expired and cancelled lists. Good opportunity for go-get-em agents to pick up a few extra listing by making some calls.
On the commercial side, in Carnation a commercially zoned lot got relisted... it expired several weeks ago. The new agent is an experienced commercial agent. Hopefully, he will do a good job for the client. At least he is a commercial agent (see last weeks post on that subject)

The last couple of weeks have been relatively quiet in Duvall and Carnation, so I decided to combine reports.

For both Carnation and Duvall, the Commercial market has been very quiet, at least according to the MLS systems. My understanding, though is that local property owners do have some good prospects for leasing out spaces. But, so far nothing new is taken up.... meaning there is LOTS of space available in town.
As for residential: In Duvall, there are have only been a couple of new listings (once you subtract the ones that expired and got relisted the next day). The ‘big news' is that there is some new construction on the market. Some CamWest homes... nothing built yet. Can't wait to check ‘em out once there is a model built. The good news is that several properties went under contract, meaning that supply (this week) went down.
Carnation has had several new homes come on the market. I'm always fascinated by the fact that Carnation, which many perceive as being lower priced or "lower end" than Duvall has so many high-priced homes on the market. The reality is that Carnation actually has quite a few ‘estate' like properties... homes on acreage with barns, arena's etc. Those are in contrast to the small, low-priced homes in town or up around Lake Marcel or Lake Joy. The end result is that the average price for homes in Carnation is actually higher than Duvall (see below)

Numbers don't tell the whole story though not without some background. In Carnation, that average of over $670K was based on the only 2 homes sold since January 1st (according to the NWMLS). In Duvall, the number of sold homes is 12 for that same period.

The commercial market in Carnation is not huge. But, it is growing, thanks to the city installing a sewer system. This makes development possible in the down-town area and should also lead to growth in the residential market over time that will support businesses.
For now though, with overall slowdown in the real estate market and the major slowdown in business development and investment, don't expect it to take off fast in the near future.
For now, what's on the market officially is pretty limited. There is one small commercial space on the downtown strip and several developable properties available. The space downtown seems a bit pricey to me. This is based on looking at the square footage and applying an appropriate CAP rate on expected rents. The current asking price would imply a $20/sf/yr rent. That just isn't going to happen in Carnation for this space. Even the listing is saying $12/sf, so I'd expect the price to be adjusted accordingly. (about 60% of the current price).
Beyond that, not much going on. I did notice one developable property's listing expired, so might need to make some calls and see what the owner really wants to do.
